wow i'm seeing all these negetive room reviews! Me and my girl stayed here last week for almost a week and loved it. in fact we left another higher voted hotel on tripadvisor (it was terrible) to come here and once we met the owners we knew we weren't leaving anytime soon. great food. great staff. amazing sunsets from the... This property has an audience, for sure, and I would stay again if I were on a beach vacation and wanted to stay sweaty, sandy and salty for a week, bouncing between the surf, sand, and bar, no shower required. I'm over the age of 40 and have become accustomed to certain luxuries while on business travel so this property... More

The beach in front of here is the best for swimming and surfing because the rocky peninsula blocks the strong current and creates an eddy that is free of rocks and user friendly. I found Playa Roca the place to mix with all the travelers and locals. The bar is a great place to mingle and meet everyone. There are... More

We stayed two nights at this place and it was a mistake. The rooms are dirty and the mattresses were lousy. Actually, even booking the nights was rough because the guy who took the booking kept getting confused and booked us for the wrong nights. He did correct it but it was an unnecessary hassle. The bar and restaurant and... More

Could be one of the nicest places in Las Penitas but the room was dirty, smelly and noisy. Don't stay here but hang out during the day at the beachside bar/restaurant. This was the only room available in Las Penitas so we had no choice but to stay. Now I know why it was the only one available!

Come for the bar and restaurant, to use the beachfront or rent equipment-- but sleep somewhere else... The details: Stayed here after going to Oasis and learning it was full. At first sight--was pleased by the bar, decent sounding menu, and abundance of beachside chairs + tables, hammocks etc. However- I stayed in a $6 dorm- which had lumpy, flimsy... More

My 3 friends and I stayed in the dorm room at Playa Roca for one night only. We have been backpacking for over 2 years in more than 30 countries, this place was by far the worst room. Very basic the mattresses were worn out, the sheets were a bit dirty and there was 1 small fan for 4 beds.... More

Positives: Cheap rooms; great location; beautiful view; restaurant right on the beach; decent food; good drinks; nice bar/restaurant staff; across the street from a good taco place. Negatives: Run-down, dark rooms; gross bathrooms; bad mattresses; dirty sheets; over-priced restaurant; pretty unfriendly owners.

The location and staff are great, the rooms are a little run down though, our roof leaked when the A/C was on, etc. The prices are good and the owner is extremely nice and welcoming. Overall, we liked it, it would be better if a little more care was put into the rooms though.

The reason I even stayed there and not in Leon was because of the Internet access and the cool breeze. I was on a sales trip through Nicaragua and had a week to relax yet stay on line. I chose a nice quite room on the north side of the resort and spent most on my days up in the... More
