After a 2-night (pre-sail) stay at Sebastian's I can echo almost everything written here. Of course you get what you pay for (when you plan in advance), and Sebastian's gave us an amazing value for what we paid for our "garden courtyard" room. "Passengers on the port side can see the gigantic waves," the pilot announced as we made our descent to San Juan. This prepared us for what we could expect in Tortola. We just got back from our trip to the BVI's sailing on a catamaran for a week. The 3 day stay beforehand at Sebastian's was perfect! I agree with other reviews that you need a beachfront room. This hotel is OK if you are beachfront but staff are largely disinterested and rude as though the guests are too much trouble. The rather vague receptionist didn't smile once and didn't make us feel remotely welcome. We just returned from a sailing trip to the BVI. One night we decided to get off the boat and stay at a hotel. We chose Sebastians based on the proximity to our sailboat, review by Fodors and recommendation of a BVI native. We asked for a 1 bedroom suite. We are staying in the Garden room of this "hotel" and this is the most terrible hotel we ever stayed in. There are no views or balconies as some other reviewer mentioned, it's just a really small studio room with 2 double beds joint together fridge and a shower. We got to the BVI late at night without our bags, obviously not the hotel's fault. We had no problems getting our room around 11pm.
