I would certainly echo the sentiments of “The Happy Couple” below – their review is pretty much spot on.

First of all, it should be said that Liv gets the basics right – great location, cleanliness, well furnished rooms and a friendly welcome – at reasonable rates.

The guest house is situated on the sea front and the main shopping area is a short walk away – although up quite a steep hill. The railway station – literally “the end of the line” - is a bracing 15 minute walk along the seafront past the harbour, the outdoor Jubilee swimming pool and Scilly Isles ferry terminal. There is also a lovely subtropical garden just around the corner and you can walk to the busy fishing port of Newlyn in about 20 minutes. For all you trivia fans, Newlyn was the last UK landfall of the Mayflower in 1620.

Of the six bedrooms, Rooms 1, 5 & 6 are the ones to choose if you want to take advantage of the wonderful sea views from St Michael’s Mount round to Newlyn. The rest were ok for an overnight stop but nothing to write home about. Room 4 has a private terrace through a fire door but again this does not have a sea view. The sea view rooms are double-glazed, but the road outside is quite busy and so there is still some traffic noise. If you are a very light sleeper it could be a problem.

I stayed in Room 6 on the top floor which is about as small a hotel room as you can get, but for a short stay I felt that the panoramic sea view more than made up for it. (The only thing which was a bit annoying was a hidden bedpost which I kept banging my leg against!). If you look at the photo on Trip Advisor, this room consists of the two right hand panes of the picture window, plus another pane facing sideways. I assume that Room 5 has the other three panes. On the floor below (1st or 2nd depending if you are British or American!) all five panes belong to Room 1 – their “flagship” room which looks great.

I agree that the breakfast hours could be extended - 8.00 – 8.30 am is a bit limited especially when you are on your hols.

There are plenty of eating places within easy walking distance. I had dinner at The Renaissance café bar near the harbour – great views, good atmosphere, good food, and painfully slow service – and the excellent Thai Moon restaurant about 200 metres away towards Newlyn.

Regarding the parking I didn’t have any problem finding a space nearby – but it wasn’t peak season. In fact I was quite impressed to have so much free parking available right outside – and to be able to keep an eye on the rental car from my room!

I travelled down by train from Surrey at just £29 return and with the room costing just £36 per night it definitely was a “bargain break”. Or rather it would have been if I hadn’t splashed out 50 quid on a day’s car rental...! But this was definitely worth it as it enabled me to visit the spectacular Minack Theatre and St Ives in one day.

Tip – if you are booking on thetrainline website, check the cost of two single fares – it could be a lot less than a return ticket.

Never have been to Penzance before and what a wonderful experience I had in both the location of the hotel and the place it self. I stayed in the Oriental Suite which was great. It was a massive room and overlooked the bay and St Michaels mount. The room was one of the more spacious rooms i have ever stayed in and was worth every penny. There was an excellent choice of breakfast that suited my partner, as they are a bit fussy. The landlady was lovely and pointed out some good places of interest to visit. I am thinking of going back to Penzance next year and will have no hesitation about staying here again.

We stayed here 23 September, a great little place to stay, great views across the bay, trawlers and even a seal right nearby. good location in the town with easy access to all the amenities you need, the owner was waiting and gave us some tips on places to eat and drink, we took his advice and visited The Dock Inn, what a great pub, we had a pint "spingo" from a local micro brewery, one of the best I've had, we stood at the bar and chatted with the owner and some locals, really good fun. We had a walk along the promenade back to the B&B, which had a really nice feel, comfy bed and ensuite and in the morning a nice albeit fairly small fry up for breakfast, with a short slot of 8-8.45am not great on a weekend away and a Sunday after a few local beers! The last really nice thing as we were about to drive off the young lady cleaning our room came rushing out with my wife's pearl earrings she had left on the bedside table, thank you.

Have just come back from staying at this hotel. Arrived at 6pm to find the windows completely obscured by seagull excrement it was almost impossible to see out of them. There was nobody to talk to the cuboard in the room was un useable as it was jammed shut after supposedly been fixed I was ready to come back home to Windsor. We felt as there was nobody to talk to we would wait till morning. We were greeted with a guy who said he was the manager and addressed our feelings and he said he would try and get windows cleaned which I am pleased to say he did.We do not recommend the breakfast it was below standard We asked for telephone number of owner as we really did not want to stay any longer we got no reply even after my husband had left messages it was supposed to be a 3 night stay which we had paid 390 pound and we had only stayed 2 and that was only because we could not spend out more money for somewhere else We really feel cheated out of so much money which was totally unacceptable. Our opinion is to look elsewhere

My boyfriend and I stayed at Shoreline for an extended period of 27 nights. The building itself was originally a house and the listing is very clear on this. They aren't set up as a luxury hotel so don't expect a massive informal seating area, they are a cosy 6 room B&B with fabulous service from two very passionate and hardworking guys who have completely turned the place around. Having watched Steven cook the breakfast and Edward clean the rooms, I can attest to their excellent commitment as hosts. The rooms are spotless with all of the necessary amenities, the food is always fresh and the doors are electronically coded so you have ease of access at all times. (For any Aussie's out there - they even had Vegimite!) I cannot recommend the Shoreline guest house enough. Incredible value for money in such a prime location. Steven and Edward treated us like family and I will not hesitate to stay there again in the future. Thank-you for everything you did, you made it feel like home for us.

Maybe this is a new trend in B&Bs with absentee landlords? We had booked online some 3 days previously because we had been travelling around other places in Cornwall. Arrived about 3.30pm and there was no-one in and the door was locked. We came back at 5pm. and still the same. We looked up the telephone number associated with the booking, but could get no reply. After much waiting and worrying we finally got through to a man who gave us the number code to enter into the security lock on the front door. we let ourselves in - no-one was there to tell us which room. We went out to find some dinner, on returning about 9pm. we found another booked customer stranded on the doorstep also wondering what to do. She seemed genuinely upset so we told her the code and let her in. Still no host/staff were there all night as far as we knew.! Next morning 2 staff were in the downstairs room and the kitchen to serve us a cooked breakfast, which was very nice. I asked about the problem getting in and was told we should have received an email after booking to explain; but we left home the morning after booking anyway. I enquired whether the owner actually lived on the premises and was told know, though there was a caretaker who 'couldn't be there 24/7' -they just came in the morning to cook the breakfast and clean the rooms. Very peculiar to me! Did not make me feel safe. Has anyone esle experienced this kind of set-up?

We ended up with a room at the back of the property on the top floor. The whole property smells musty, the room even more so. There was a separate toilet on one side of the room and the shower and sink on the other side. These facilities are very small and if you are of a larger size, you may even struggle to get in them! This is one loft room that should never have been converted. If there was a fire, I'm not sure how you would get out! The breakfast was average, the room price expensive! There is nothing in Pezance so consider staying further around the coastline in a nicer spot!

Very dissapointed with this b and b, parking was not available, despite claims to the contrary, and i imagine at the height of the season it must be a nightmare! The room we stayed in was dark and tiny, the shower went off and on, hot then cold and you could barely move.

If the proprietor decides not to issue you with a breakfast card, for whatever reason, be sure to ask for it, as they will use this as an excuse not to feed you the following morning (despite charging full price for bed and BREAKFAST).

Having said all that, what can you really expect from a business that is run by a couple of 16 year old girls? There was no sign of an adult for the three days we stayed.

My advice is: Go elsewhere.

Just got back from a holiday in Cornwall whre I stayed at this guesthouse for a few days. It is in an excellent location right on the seafront with stunning views. The owner was very friendly and made us feel welcome without being overbearing. The rooms were well furnished and very clean and the breakfast excellent. Overall a high standard of service. This really is a cut above the average guesthouse and I would highly recommend.

I stayed at this wonderful guesthouse for a week this summer (2006). We had a sea view room, where you can see as far out as St Michaels Mount. The room was also a good size and it included en suite fascilities. The standards of the Guest House were very high and the surrounding areas, such as the garden area where guests can sit are also thoroughly maintained. The breakfast is fantastic and there was plenty of variations of food to choose from. The service and welcome that I recieved from the property owners was brilliant. I would choose Shoreline every time.
