6 bedroom Guesthouse. All prices include an English cooked breakfast or continental. All rooms en suite (shower) WI FI connection in bedrooms. Bedrooms located on first and second floors, access to them by stairs. All rooms have tea and coffee making facility, hairdryer, flat screen tv, complimentary toiletries and towels. A family home from home feel to relax and enjoy your stay. The Lynwood is a strictly non smoking Guesthouse. Please note: we are not a Hotel and do not have 24 hrs reception. No cigarettes or vaping cigarettes allowed in the house. We are 3 minutes from the promenade and sea and approx. 10 mins walk into Penzance town. We are an adult only Guesthouse we only accept guests 18yrs or over. Anyone under the age of 18 yrs will not be accepted.

I would stay at the Lynwood again. My family and I received a very warm welcome. The rooms were immaculately clean and tidy - the sheets were whiter than white and perfectly pressed. The cooked breakfast was excellent. Plus Helen and Terry were very considerate and kind hosts. The lynwood provided a perfect base for us to welcome our daughter at land End as she finished her walk from John O'Groats. Matthew

I booked single room and it was note that I shall have private shower. It was, constructed in the room, cabin in the room, which is 6.00 sq.m. 50 £ per night. Prison's camera.Also house has bed smell. Penzance not attractive.

We do not usually respond to Trip Advisor reviews but in this case we will make an exception. This is our best selling room, sold out annually from March to end of October. It is a single occupancy room which includes a bed, shower and lavatory, hand basin, wardrobe, dressing table, mirror etc (see the room on Booking.com which shows clearly all facilities).Located to the rear of our house with views to gardens and distant sea view towards Newlyn and Mousehole. This lady stayed with us for five nights and arrived without apology at 11pm and the following morning attended breakfast disturbing other guests by not remaining at her table for more than two minutes at a time. This was the last time we had any communication with this guest up until the late evening of the night before her departure, to emphasise this, her breakfast table and breakfast was prepared each day only to find later that she had left for the day early without informing us. There is of course ample opportunity for guests to communicate their wishes at the reception desk (or knock our door as we live at the premises).. Daily the room she occupied which we found to be 'chaotic' each day was replenished and all facilities cleaned to the high standard we have set over the last ten years (as per our Booking.com cleanliness score of 9.7 and our overall review score is currently 9.2). As a point of clarification, the room measures 3.5m x 4m (14 sq metres) We presume the 'prison camera' is the mains electric point for the shower which is lit when on. (we tend to leave this point on as it is ceiling mounted). Also the comment 'house has bed smell' we presume the comment should read 'bad smell' this point is a puzzle to us as there is no smell and has not ever been brought to our attention by any guest staying prior to this reviewer or the two guests following. 'Penzance not attractive' what can you say other than to read thousands of positive, pleasurable reviews by guests who return annually to the delights of Penzance. It is reviews like this that make all the hours and hard work so worthwhile!!

We have just left the lynwood after a weeks long stay. The location is perfect, Penzance is a beautiful little town with plenty of pubs and restaurants/eateries to explore, with walkable access to mousehole and marazion. St Ives is a short drive or cheap train ride away also. The guesthouse itself was very clean and had excellent hosts in Terry and Helen. Breakfast every morning was cooked to perfection, with plenty of choice and we were always made to feel very welcome. Terry had an excellent knowledge of the local areas, always telling us insider tips to enhance whatever day trips we had planned. The bedrooms themselves were also very comfortable and spacious. All in all a great holiday made all the better by the guesthouse and its lovely owners

We stayed here for 3 nights in a large room at the front of the house. The cleaning is carried out daily to a high standard, spotless bedding provided, super soft towels & plenty of bathroom extras in the shower/toilet room ( once again nice & clean ). The wall mounted fan heater was much appreciated. The biscuits & snack bars provided each day was a nice touch, as was a small jug of fresh milk. From our point of view the location was spot on- the road is quiet at night, near the bus stop for the route to Land's End & also the Penlee Art Gallery & Museum is in the same road as is an entrance to the luxuriant sub tropical Morrab Garden. I was a trifle apprehensive as to the parking situation but there seemed to be fairly regular spaces occurring & the traffic warden seems to be quite humane, unlike the more voracious specimens where we live. Absolutely excellent breakfast every morning, cooked to perfection- I have rarely seen a fried egg presented so beautifully . Terry is well versed to provide any local knowledge you might find useful. Wi/fi is not great but that is not unique to here- we have encountered similar connection problems in Cornwall. We had an excellent time. The room was beautiful and clean, including tea making facilities and chocolate biscuits. The location was perfect close to the sea, there was a sea view from the side window, and close to restaurants. Parking was busy as it is August but we managed to get a space both days. Terry and Helen were both very helpful with a personalised breakfast.

A delightful guesthouse situated very close to the promenade and the shops and pubs of town (and practically opposite the lovely Morrab gardens). The Lynwood has a fantastic, friendly host who's full of useful local knowledge, and nice, comfortable, clean rooms with good amenities - and it also does a great cooked breakfast!

We had a very enjoyable stay at Lynwood. The rooms are clean and comfortable, and we could park easily out the front of the BnB. Terry was very friendly and cooks a delicious full Cornish breakfast. He also provided some excellent tips on tourist sites and restaurants! The location of the BnB is also great, and a short walk into the centre of town. Would definitely recommend!

A lovely relaxing place to stay, ideally situated in a quiet road, close to everything. Very welcoming host, who serves the best breakfast we have had in a B&B, large very clean and tidy room, would definitely stay there again and would definitely recommend

I have been staying here at least once a year for the last 7 years now. Terry and Helen are lovely people and excellent hosts. Their breakfasts are just the right amount and freshly prepared. The rooms are spotless and the beds are extremely comfortable. I have just got back from a 5 night stay there and I was sad to leave to head back to the rat race of the southeast!
