..even during the coldest weekend of the year! From the warm welcome when we arrived with a fresh pot of tea and homemade cake (amazing banana, walnut and date cake!), to the fresh flowers and the anniversary card in our room...everything about our stay was lovely. Tracey-Anne was very welcoming and helpful. She sent us a list of recommended restaurants... More

Tracey-ann & Lesley have the most 'perfect' hotel in Hastings - I was entertained by Lesley on arrival with a glass of red wine, a roaring fire and relaxed conversation..... and this was just the start !!! Their brilliance extended as far as the decor, the bed sheets, curtains, pillows, breakfast and even biscotti in my room (v nice). I... More

I booked all the rooms of this hotel over the weekend of the 22nd October 2011 as I was getting married and needed somewhere for myself and my family to stay. Everything about the hotel was perfect. We previously organised a special breakfast for the morning of the wedding withTracey-Ann and Lesley, and it was beautiful - two courses helped... More

My boyfriend and I wanted to get away for the weekend, randomly choosing Hastings. After reading so many excellent reviews on the internet about 'Black Rock House' we decided to give it a whirl. I called and was immediately impressed by the very warm lady on the other end of the phone, Lesley, who booked us in, emailed us a... More

I stayed the night while on a business trip. It was centrally located and very easy to find. I had the warmest of welcomes from Tracey Anne who scooped up my bag and offered me a glass of wine when I arrived. The room and entire B&B are very stylishly decorated and have all the little extras that make a... More

That bed and breakfast is really great! The rooms are wonderfully finished and breakfast is just amazing. We stayed here for an extended weekend in summer 2011 to get out of the city for a couple of days. The Black Rock House is located in a quiter residential area of Hastings and the house itself is nicely finished and everything... More

We stayed at Black Rock House for three blissful nights at the end of November. On arrival we were greeted by the lovely Tracey-Anne, who clearly takes pride in her business and puts her guests first. Before we had even sat down, she had offered us a glass of wine in the lounge by the lovely fire, and offered us... More

We stayed at the Black Rock House on Sat. and it was one of the nicest hotels we have ever stayed in! What a treat it was to meet Tracey Ann and Lesley, they were perfect hosts! The breakfast was outstanding!, impeccable service and a beautiful room that was immaculate. More

A beautifully presented and comfortable home from home. We were greeted with tea and delicate homemade cakes - an indication of how much thought has gone into every detail here. Our room was lovely, the breakfast incredible and the tea tray... well, it's not PG Tips and a pre-packed biscuit at Black Rock! Artisan tea and homemade biscotti were waiting... More

We stayed for 3 nights in early October and thought everything about Black Rock was wonderful. Nothing could be faulted, the bedlinen, decor, ambience, space and food was just fantastic. Tracey Ann was an amazing host and was a mixture of the best concierge/landlady/house host. It was a real pleasure to spend time there. More
