We were really impressed with this B&B. The house is obviously old and the sense of character has been retained (wooden beams and some sloping frames and floors). We have just returned from a 2 night break, and cannot recommend Simmons highly enough. Perfect hosts, gorgeous breakfast, beautiful suite ......................... Nothing was too much trouble and lots of guidance on walks,pubs and restaurants. Thankyou so much xx more

This is a gem of a guest house! It's luxurious contemporary boutique-style accommodation has been successfully married with the original 14th Century building. We stayed in the Watchbell Suite which was perfect for a romantic 'get away from the city' weekend. Really stunning little guesthouse in centre of Rye. Well run and great service. Entire place is fantastically designed and decorated. Stayed in Watchbell suite and was one of the nicest rooms I've stayed in whilst in the UK. Don't miss the breakfast either - excellent! Many thanks for your review as with all reviews we appreciate all forms of feedback, With reference to the power points we have arranged for an electrician to place more points in the watchbell suite, however we do have extention leads placed in all rooms for more power points if needed by the guests. Regarding fans, if a guest requires...
