Stayed at No' 40 on Fri 20th November to go Christmas shopping with my sister, our room was ideal as had twin beds, very clean rooms, plenty of tea\coffee\biscuits anda bottle of water. Dilys was a lovely host cooking a rather delightful breakfast! We will definitely be abck, thankyou. more

Clean and comfortable room served with yummy foods and great tea. No.40 also has an excellent location, walking through the beautiful park to the city center makes a great mood in every morning! The most important, Dilys is the kindest host. Thank you Dilys! Wish you all the best!! more

Stayed for two nights with my girlfriend and Dilys (the owner) couldn't have been more helpful. Having private parking was a huge benefit. we have stayed here several times before and still cannot find anything to be negative about ! the rooms and hospitality are flawless . only ten minutes away from the centre of york and just five from the minster , this is the perfect place to stay . thanks once again dylis x more

Dilys went out of her way to make our short stay most enjoyable. She purchased special items for my wife's dietary needs. Lent us her maps and guide books of York and gave us much relevant information. The Rose Room was large, airy and the bed was enormous and very comfortable. Her Full English breakfast was a delight to eat. more
