We were disappointed after reading the nicer reviews. The host was very kind in allowing us to put our luggage in our room early and giving us the keys. This enabled us to walk into Warwick to have a nice meal and drink before walking back. However, the mattresses in our top floor room need to be replaced! We had a horrible night sleep. The room is spacious and has two windows so cross flow of wind was nice. But, there is street noise in the front. The sofa are rugs have seen a lot of wear. I would not stay here again.

Fabulous spacious room. Better than most hotel rooms. Lovely spacious ensuite as well. Highly recommended. James is a great host and very hospitable. Nothing is too much trouble. Outstanding and a credit to him.

I couldn't have been made to feel more welcome by Sue, which is so important when you are a solo traveller. I visited for one night, giving me the opportunity of catching up with many friends. My attic room was quiet, clean and comfortable. Perfect! The regular bus service means it's really easy to get around.

I stayed at this guesthouse for three nights as I was over for a wedding. I found James and his mother very hospitable and were available to attend any needs. The room was clean and had all necessary facilities- hot shower,tv, comfortable bed etc. I would recommend this guesthouse and would use it for any further stays in Warwick.

Rang ahead and got no answer. Waited and rang again, no one answered the phone again and no answer service. Turned up at the guest house, rang the door and no answer. Rang again on the door bell again and knocked no answer. I must add this was at 17:30 hrs, earliest check in was 16:00 hrs. I then went around the back of the house and banged on the window and a lady came and opened the door. No introduction just an excuse she could not hear the door bell?? Lies or she is deaf! Took me to the room and disappeared. The room was big which was nice but it was dirty, bedding is brown in colour and lacked the ability to show it was completely clean. Mould around the windows and a wardrobe that was dangerous and fell apart on trying to hang clothes in. On leaving we could not find anyone to give keys to. There was no key box or directions what to do with them. Left the keys in the front door of the guest house to make sure that the lazy owner got out of her chair for the £60 they are charging for giving hostel style service. For this price stick to a chain hotel as you know what you will get, Days Inn not far away, stay there if going to the Warwick Castle.…

I had an overnight stay here after a black-tie dinner in the town. It's conveniently placed for Warwick rail station, but a fair walk from the town centre. The owner was very hospitable, and the double-glazed roadside first-floor room clean and well presented. The bed was comfortable, and free WiFi is always appreciated.This accommodation is not B&B, but the recommended café nearby was fine in all respects. Very good value overall.

Parking on site, friendly hosts we were given an early check in at no extra charge as we had traveled a long distance. The double room was very comfortable, warm and spotlessly clean. Easy access to the town center approx 10 minutes walk. There was a Tesco Super store with cafe around the corner.

Arrived late due to delays on the motorway.Greeted by a friendly James who showed us quickly to the family room. Very impressed by the size and comfort of the room. Slept well as the mattress was firm and cosy. We went to the Portuguese café down the road where James told us we could get 10% off breakfast because of staying here. That was a lovely well presented breakfast. Would stay here again and good value for money.

Stayed at this guest house recently and it was so close to being a good guest house. It was the little things that let it down. 1. Cleanliness, the communal rooms (stairs, front room) could all do with cleaning. 2. The shower had to be turned on and off from outside the bathroom room, the head wasn’t sealed probably so a stream of water shot out at a 90 degree angle. Also the shower door was very wobbly, needs a screwdriver and some grease to help it run smoothly. My friend had the same problem with her room, plus she couldn’t get hot water in the sink. 3. There was only 1 sachet of decaf coffee on the hospitality tray and the promised sachets didn’t materialise. A pack of biscuits and more choice of drinks in the room would have been lovely. 4. Breakfast wasn’t included but in the front room there was a toaster, bread and some packs of jam. Wouldn’t take much to provide a continental breakfast. 5. One of the bedside lamps didn’t have a bulb. 6. James was very helpful with parking but the neighbours overhanging holly hedge made for a very scratchy experience. 7. The bed was a bit lumpy with a ridge down the middle. 8. The walk into warwick is a fair trek, especially worth considering if you’re not as mobile as you’d like. On the plus side... Nice full size toiletries in the room Good towels James, he was so nice, helpful and very welcoming. WiFi in the bedrooms Bedroom and bathroom was clean Very reasonably priced. Also worth noting is that there’s no facility to pay by card. If the little quibbles were sorted (all easily sorted apart from the distance from the town centre) it would have been perfect.…
