Stayed at this property, and I'm going to buck the trend. We were met on our arrival, and she seemed like a nice lady. The room was very cosy, and tastefully decorated bed was comfortable. However, the ensuite was tiny with a cloakroom sink. The room was facing on to the main road so very noisy. In the morning, we had no hot water, and she told my son that the emersion heater had been turned off and she would turn it back on, but by our check out time, we still had no hot water. My son (in a separate room) and I both had to shower in cold water but my wife couldn't and the sink was too small for her to wash in. Now the nice lady that welcomed us so Warmley was nowhere to be seen, so no apology or offer to extend our checkout time to allow us to shower, on saying that if the water is heated by an emersion then I doubt there would be enough anyway. Several emails later and her saying these things happen, a paltry £5 refund was offered rising to 10%, £8.55 after involving Booking.com, still not enough in my opinion. I would not recommend staying here unless you are prepared to be up first or shower in cold water. Found the proprietor very unprofessional in her communication when complained to via email …

Lovely welcome! Our room was ready at 11am which was a lovely surprise- and a bonus!!! Our room was clean, comfortable and quiet (we were at the back of the house). Lovely clean en-suite. Tea and coffee tray, towels, shower gel, extra blankets (we didn’t need them). We attended the Pub in the park event and the guest house was situated very conveniently for this . Tesco is very close by as are pubs that offer food . Would definitely book again if visiting Leamington Spa / Warwick area again.

Had outside room round the back, which was fine apart from builders at moment. Room nice and clean. Booked as had car parking. Was reasonably quiet, bit far from town centre but bus stop outside. Bars nearby. Nice lady who ran. No wifi reached room

A nice, friendly welcome by Polly upon our arrival for our two night stay, and we found our room to be very clean, tidy and fresh. The bed was clean and comfy, the shower was good and all was fine with the tv. A little road and aircraft noise which can't be helped I know, and we were unfortunate to have a 'loud snorer' in room 3 next to our room 2, & the wall wasn't that thick, so that was bit of a nuisance and not really the accommodations fault, but we did get soaking wet in a terrible storm yesterday, and we found that the radiator wouldn't turn on to dry anything, and the same with the bathroom towel rail which would have be nice if it'd worked, so at least the bath towels would have had a chance to dry between showering, but other than that, very good thanks.

We were stopping in the area just for one night and had a comfortable stay at Jersey Villa Guest House. It's technically in Warwick, but also easily accessible from Leamington as they basically follow on from each other. The room was very spacious and comfortable and well presented - it looked recently done up. The car park was a little tight, but the host was also extremely friendly and made sure we were able to park and leave ok. Sadly no breakfast here, but plenty of places to go in Leamington or Warwick.

Spotlessly clean, comfy bed, very good shower. Basic tea/coffee making facilities. WiFi not working during our visit. No breakfast facilities, we were aware prior to booking but needs updating on booking sites. Large Tesco within 10 minute walk. Town centre about 20 mins walk. Very friendly owner. Booked room 6 for just one night, which is one of the two annexe rooms, based on previous reviews regarding traffic noise. It’s a very busy road, there is also aircraft noise as it’s under or very close to the Birmingham airport flight path. Unfortunately I’m a light sleeper and so found sleeping quite challenging.

Lovely place to stay. Host is so friendly and helpful. Put her plans on hold to be there for us to arrive. Accommodation is very modern and spotless clean. Room was so quiet and relaxing. There was an iron in hallway to use and a fridge in hallway to store few drinks. After I left in the morning I forgot my sunglasses. Polly called to confirm she found them. Great host and highly recommend.

The guest house is some way from the town centre on foot, but there is an excellent bus service right outside the property. Although on a main road I didn't find the traffic noice at all intrusive (I was at the front of the house). There is no wardrobe, chest of drawers or shelf in the bathroom for toiletries, but there is a hanging rail for clothes. The bedrooms are light and airy and new. The breakfasts are delicious. The owner is justifiably proud of her efforts to update the Villa and it looks lovely.

As before, the room was light, clean and comfortable, and the lady host kind and helpful. There is a large Tesco nearby, along with a very pleasant canal walk, which leads into Leamington Spa. The English breakfast was excellent, I should add. I hope to return sooner, rather than later.

A well-presented Guest House ideally located for easy access to the Warwick Castle, local attractions and Warwick Technology Park. Greeted with a warm welcome from the owner (Polly).
