Keep your expectations low and you wont be disappointed! If you are able to meander your way through the ridiculously narrow entrance gate for the free parking (i.e. space for two cars if no one else is staying - which is likely!) without destroying your cars paint job then your off to a good start. The yoof at the reception... more

We had to pay upfront which was a bit strange usually its on check out. The room was ok. Bed sheets where clean at least. The shower hadn’t been clean someone else’s hair was all over the shower not good. Curtains in the room only covered half the window. No tea coffee facilities. Having read the welcome brochure in the... more

Convenient location, easy to find. Free Wifi, well attended front desk, clean room, new carpets, bed and new bathroom. Free parking, though be careful coming through the narrow gate. Double glazing protects from road noise, you are on the very busy Malone road here! Reasonable tariff but more costly than your average B&B and really this is not much up... more

Bed was clean... thats on the plus side, now for the rest.. Drab reception and unfriendly staff. Loud guests in the next room. Got woken at 3am by the door bell ringing and non of the staff would get up to answer it. Even after we banging on their door. When we complained the next day they said they would... more

Unfriendly reception staff. Clean comfortable bedding. Shower had half-used shampoo bottles from previous guest so we are not confident that it had been cleaned. Bathroom malodourous. Noisy "macerator" kicks in with every toilet flush. Thin walls so woken one night by sound of guests checking in at 4 am. Breakfast average. A cheap option for Belfast but next time we... more

i have been staying in Belfast quite a bit recently due to work commitments, so have stayed in various places..I have to admit when i arrived to the house, i was in shock..it is back in the dark ages...the rooms are drab, the interior is awful..While i was eating my breakfast, a cat went around my feet, then a dog... more

I was placed here for one night by another guest house that couldn't honor my reservation due to a repair problem. It's a very basic, down-at-heel kind of place. It is cheaper than others in the area. There's a sitting room with a fire place, a cooked-to-order breakfast in the morning, and the rooms are clean, if a little scruffy.... more
