We went for the spet weekend, we hadnt booked in advance as we thought we would just go a drive and stay where we ended up. We struggled to find anywhere for a sat night and started to regret. We looked up on the sat nav and seen Dunlaws we rang and they had avalibility. As we were arriving we couldnt figure out how to get into the street as its all oneway and both ends were no entry so we parked out on the hill and walked round the owner answered the door, lovely fella and showed us to our HUGE room. We were so excited. We were allowed to park on the yellow lines just outside it. We settled in and were so amazed at the size. We had a queen size bed, en suite with bath and seperate shower. The decor is old fashioned, floral curtains and carpet but suited the old victorian house and was so cute. We are a young couple but just loved it. Breakfast was amazing with fantastic choice of cereals, cooked breakfasts. And on request will make dinner. There is a bar there as well it all over looks the garden whihc they have awards and tropheys. It is in a quiet street far away from town centre but perfect for a quiet wknd away.

We had a night at Dunlaw House Hotel in Dundee. Such a lovely old world kind of guest house. The owners Douglas and Barbara were so lovely and helpful. The room was neat and tidy, with a shared bathroom. Lovely gardens and outlook toward the town from our room. The breakfast which was included was wonderful! So much to choose from and the dining room is adorable, overlooking the garden. A really lovely place to stay.

Very charming and well functioning bed & breakfast hotel. An older couple with their daughter (I think) took very good care of us during our stay. Personal and friendly service and home made (very tasty) breakfast. Good location, being aware of when walking "home" from city center you will need to walk uphill.

Booked for one night. On arrival I asked if I could have breakfast at 7.45 or a sandwich as they dont serve breakfast until 8am, this was agreed but in the morning I arrived for breakfast at 7.40am but there was no-one there, there were cereals etc, but no milk.
I waited but decided to go at 7.55 without breakfast.
Slept with my clothes on all night as there was no heating and it was the end of October in Scotland!
Never again.

Have just noticed this review and would like to respond to it as follows We note that it was written by a "Rose"Donald - well it was in fact a male that stayed that night We would point out that he could not find staff as they were in fact trying to relight the boiler as they found the heating to be off (later found it was the "Solanoid" that was at fault) However, we would also like to point out that it was a "Gentleman" and not a lady who occupied the twin room that night and HE had the facilities of two duvets and two extra blankets at his disposal to keep warm and should not have needed to sleep in his clothes We do regret that it was unfortunate that he did not experience our excellent Scottish .Breakfasts To finalise, we would like it noted by Trip Advisor that said "gentleman" in fact gave us the wrong numbers for his credit card and payment was not made for this stay !! We should therefore be grateful if you could consider removing this bad report

If you’ve read any of my previous reviews you would know that most of these places I stay in is for business purposes, when I book a room I always ask the same two questions which decides on whether or not I book 1) do you have free parking 2) do you have Wi-Fi and does it work? When I asked I was told that they had parking and Wi-Fi. So I booked.

When I arrived there was absolutely no parking as this place is in a really really small road. I was told by the owner to park on the double yellow lines “as no traffic wardens ever come round this way”. I was then shown to my double room which in fact was a twin room with the beds pushed together….. I’m 42 Years old and it’s been a good Thirty Years since I’ve had to sleep in a single bed. The en-suite consisted of the smallest cubicle in the world which had a toilet and shower squeezed into it, I’m 5’ 11” and I couldn’t sit on the toilet with the door shut (Most Un-impressed).

I then went to connect my computer so I could write my reports for work and the Wi-Fi wouldn’t connect to the internet. I went down to look for the owner and ask what the problem was with the internet and he told me that “the internet has been playing up for ages” and that he’d try and re-boot the modem. After an hour I thought I’d enquire with the owners to see if anything had been done with the router. I asked the lady of the house who rolled her eyes and said “I dunno!”

This place is clean enough, a bit tatty in places but by no means a dive but I certainly wouldn’t stay here again and there is no way I could recommend it as I hated every minute of my stay and couldn’t wait to get off to work the next morning just to be out of there.

Thought we would break with tradition this visit to Dundee and give the independents a shot. this Hotel is on a par for price along with some of the big players but we were a bit disappointed on a few aspects of this hotel. First of the biscuits they provided with the in room tea and coffee were smashed to bits on picking the packet up anyone would have known that so lacking in a little attention to detail. It is a dog friendly hotel, but on initial questioning about the garden and our dog we felt an icey cold blast and a firm no! how ever Douglas when he took us to our room said our dog would be OK in the garden if he was kept on his lead. We had no intention of letting him of his lead in a city. Parking, this is not a fault of the Hotel it is circumstance sadly it is in a narrow one way street, with double yellow lines on most of the street so parking is an issue. The room we had was tired, bits of wallpaper coming off and the en suite is compact Oh and the toilet seat is slack, i know there is a comment in their book that they dont sleep in the rooms, so to report issues, but the rooms are cleaned after each guest, so slack toilet seats should be picked up during cleaning?

I had a good nights sleep and looked forward to a hearty breakfast as per some feedback on this site. Well there is a good selection of cereals and fresh fruit salad and yoghurt's, but it was the cooked option I was looking forward to, It arrived in a timely fashion but was a saddened that it was only half a slice of black pudding half a slice of haggis and a frozen sausage, the bacon was awesome! and clearly not a cheap bacon so why scrimp on the sausage? also a wee pet hate of mine is tinned mushrooms. Douglas and Barbara are both lovely folk and once you get them chatting will have so much to share and are genuine caring folks, I just feel that the hotel needs something? cant quite put my finger on it but for me it lacks some thing we enjoyed our stay, but based on the parking I doubt we would use it again, it is well located for the city centre and we are really pleased we have met Douglas and Barbara

While this hotel was not to my liking, I'm certain many people will enjoy a stay here.
Our room was well sized with a large ensuite and very comfy bed :) We were disappointed to find the hotel had no parking and that most of Union Terrace is in fact double yellow lines! I didn't expect to have to lug my bags down the road after parking the car almost on someone else's front lawn as the street is so narrow.
After a warm and friendly welcome in our establishment the night before, I didn't feel welcome when I found the front door to the Dunlaw House Hotel was locked. When I rang the bell I didn't even know if I was at the correct door.
This is a fantastic security feature but I didn't expect a hotel door to be locked at 5pm.
Once in the hotel we found that despite booking it specifically because it was doggy friendly, we were told we were not allowed to leave the dog in the hotel when we went out!

Disappointing having read reviews. Room very small but clean. Bathroom basic with large bottles discount shampoo and shower gel. Kettle apparently does work but extra slow. Looked forward to Arbroath smokey not realising I had to order in advance!

Oh dear. I didn't have a pleaant stay here at all and wouldn't reccommend it. Perhaps some rooms are quite pleasant, but I was in a single attic room with a very lumpy bed, depresing lifeless decor, and the only source of heat a rather smelly old electric heater. I spent a cold, uncomfortable night here. It feels like the owners haven't put much love into the place.

But the breakfast was not bad, and the garden pretty.

We booked this hotel based on the information supplied on the website but found it to be lacking. The hotel was listed as having parking - there is none so cars have to be parked on the street some distance from the hotel. Not good enough. The room had no en-suite facilities with one bathroom shared between a number of rooms. Perhaps good enough in the 1970's but not today and certainly not good enough if you have a deadline like a graduation to meet first thing in the morning. The bedroom we were allocated, while clean and tidy had one bedside lamp serving a double bed and the room light didn't work. To say the bedroom was tight is an understatement. There was literally one foot of space to walk between the bed and the wall to get to the other side of the room. We weren't asked when we wanted breakfast, we were told it was 8am-9.30am, end of story. We had to be on our way to the graduation at 8.45am so breakfast was rushed and as we had no time to change after eating it meant eating breakfast formally dressed. We weren't alone in this criticism as the lady at the next table only had time for a fruit before leaving for a job interview.
The owners and staff were all pleasant however but I was left feeling it was a case of the visitor having to fit in with what was offered.
I would rate it is expensive for what is on offer.
