Stayed here for three nights last week. Very reasonable price. The lady who owned it was very friendly and accommodated me by giving me a take away breakfast every day as I was gone by 5am every day. We stayed here for 2 nights as the other half was running in the half marathon. Had a lovely two night stay and would def recommend... Feels more like a hotel than a b&b but staff warm, welcoming and friendly... Great parking facilities and bus stops near by with regular buses into town... Service disrupted by road works though which made b&b feel further from town than it is- we walked back both nights and walk... More

Lovely place to stay: very friendly, comfortable room (I stayed in the single with shared bathroom), tasty breakfast, frequent buses into the centre from right outside. I was there for the Fringe and it was a great base for that, and also for exploring Edinburgh.

Despite being located on a very busy road into town, no road noise got to the room. Very clean, bed comfortable, bathroom was modern and very clean. Tea/coffee making facalities in room. Breakfast was slighty let down by cheap quality sausages. Overall very good- would def use again!
