Appin House exceeded our expectations. The welcome was warm, the rooms were clean and comfortable and the breakfasts were substantial. Wonderful traditionally decorated inn! Situated in a beautiful residential area but only 1.5 miles to the Royal Mile. Great for families or single person stays. James was a wonderful host and made you feel part of his home... what a great welcome to Scotland!

We booked at the last minute and had the most wonderful stay. Very nice family room, with en-suite Very clean and the owner/staff were really helpful. Loved it. Kids loved the free WiFi. Full English breakfast was delicious.

I would say that the 3 stars given by VisitScotland are a bit too tight; actually, I couldn't notice any difference with another B&B rated 4 stars. What a discovery. Very close to the Pleasance, Venue 33, Underbelly, Assembly Tent, George Square. Absolutely perfect for majority of south edinburgh Fringe and Festival venues, also perfect for Old Town, University, Law Faculty, Royal College of Surgeons, Queen's Hall, and Kings or Festival Theatres. While I didn't get to stay the night, Jim was very gracious about the booking error. Jim had found us a comparable accommodation in the area for the same rate. Warm welcome. Great local info with time taken to answer your queries. Jim seemed interested in his guests and it felt like he cared if you had a good time.
