Stayed one night, despite having read negative views here. The room I stayed in wasn't as bad as others have described. We had a large room (it slept 4 although there were only two of us) with large window and bathroom en-suit. All seemed clean, fresh cotton sheets. Duvet covers had seen better days however. Good shower. Friends were staying... more

Booked this B&B for a stag night we were attending. We booked it for 2 Nights. The room was very average with a rustic looking fireplace with electric fire. The bedding seem cleaned, but I'm a bloke so what would I know. Breakfast not very big and they seem to guess how much is needed for the next day. When I got up... more

We were looking for somewhere close to the Grassmarket and to Princess St. so we chose Averon ... it's about 10min walk to either. We'd booked 1 night (Saturday night) arriving early on Saturday. There's off road parking and they were happy for us to leave the car parked up until we were ready to leave late Sunday afternoon. The... more

As a party of 3, my wife and I and our mid 20's daughter we had booked a double ensuite and a single, first impressions from the exterior were ok but from there it was downhill fast. Our daughter was given a downstairs double opposite the dining room but told not to use the hand basin as the drain was... more

I stayed with my girlfriend for one night, after having spent 10 days travelling throughout Scotland. We booked a room at the Averon a week before, because we needed to spend one more night in Edinburgh before catching our return flight early the following morning. Unfortunately the nice guesthouse where we stayed was fully booked. The owner showed us a... more

Probably the worst B&B we've ever stayed in. We were given a ground floor (noisy) room that was dirty, with uneven floors and ancient furniture - including a very unpleasant bed. The lights were dim, the carpet dark and the "ensuite" tiny. The breakfast was poor, and on our first morning the dining room was full, so we had to... more

I'm with the last reviewer. As most of the other published reviews seemed to find the Averon enjoyable, I can only assume that it has gone down hill faster than a gold medal winning slalom skiier. Our room was truly horrible; shabbily furnished, the bed linen must have dated from the early 1970's. The room was so dark I had... more

Stayed at this guest house for one night only.. which was enough! The room we had, was very basic with old furnishings and jaded decor. We had to go to the next house for breakfast and were given a key to get in, which did not work! Breakfast was disgusting, the jam was in it's jar labelled " Happy shopper... more
