The apartment is in a good location, next to Arthur's seat, however the apartment we rented was in bad conditions. There was mold everywhere: windows, bath, shower...even in the kitchen. The beds were uncomfortable. I will book a different option next time I visit Edinburgh. Very disappointed.

Stunning apartment within walking distance of Waverley Train Station, Princes Street and the Omni Centre. The apartment is on the street that runs parallel to The Royal Mile. Exceptionally clean and has the comfiest beds. The apartment we were in had two bedrooms, one of which was ensuite. For those who enjoy a little "gentle" exercise, you are a stones throw from Arthurs Seat. Take a sturdy pair of walking shoes, because the view from the top is amazing.

We had booked a one bedroom apartment for 3 nights and found on arrival that we were upgraded to a 2 bedroomed which was nice. The apartment overlooked the Holyrood Park / Dynamic Earth attraction. The key to the balcony didn't turn so we couldn't get out but as the weather was cold anyway this didn't bother us. The apartment was spacious and clean, basic cleaning materials were available and pots, pans cutlery etc. all provided. We had to avoid using the wine glasses as we noticed that they were all either smashed or chipped in some way. On arrival we were met by Donna and shown our parking space with no problems, Donna offered to help us with our bags. The lift was in good & fast working order. Donna also left us her number in case we needed to contact her for any reason rather then us having to call the office. The fob for the garage was a bit temperamental and we had to call the concierge on a couple of occasions to let us in. The DVD and TV were both fine and we made use of the kitchen facilities which were all clean & in good order - the only thing we couldn't seem to find was a tea towel. Because of been upgraded we had two double bedrooms, 2 showers, 2 toilets and 1 bath which was easily enough for our needs and everything was clean. Towels are provided as is wc roll, toiletries, hairdryer etc. Worth noting the garbage chute is on the same floor as your apartment in a door (we had a bit of trouble finding it). Check out was easy as it was just a case of posting the keys into the letterbox which is located in the main lobby (the concierge will let you in). The apartments are in a very good location, a small walk to all the main action but with amazing views and a bus stop just outside. I would definitely stay at these apartments again. Apartment 70.

Stayed here for anniversary treat. Beautiful spacious apartment. Large lounge area, well equipped kitchen, good sized bedrooms and large balcony with view of Arthur Seat. Very clean and well presented. Only a short walk to the Royal Mile and lots of choices of places to eat out. Really enjoyed this and will definitely be back.

Described as a 'luxury apartment' it was far from it. Dirty microwave, distinct lack of kitchen utensils, grubby cabinet door handles, light bulbs out in every room, threadbare and stained carpet in the master bedroom, shower screen seal not attached rendering it unuseable, distinctly grubby pans, an old and substandard tv. Not singularly major things but in a 'luxury' context, they're not acceptable. A knob missing from a dimmer is documented on this site back in 2012- still missing. The booking agents were apologetic and refunded 50% of the charge and also sent 2 cleaners over to attend to things-mopping floors unnecessarily and vacuuming the above mentioned carpet-which has no effect on its condition at all. A nice space in a good location that was let down by very poor maintenance. It's ok as an apartment, but luxury it's not.

Great location - literally look out of the window into a Parliament window of Scottish Parliament. Apartment was spacious - there were 4 of us staying - two couples - there was ample room and great facilities - we stayed two nights for a weekend away - facilities all fine - One point - although it stated there would be a welcome basket - there wasn't anything - Including no toilet roll at all, not a shred - didn't think this was that great to be honest - but given there is a tesco two minutes up the road we weren't totally stranded - but worth noting other then a couple of tea bags and some odd sachets of sugar there was nothing in the kitchen that resembled a welcome basket - and in the bathrooms there were some little bottles of shampoo and conditioner but no soap and no shower gel and no toilet roll (ill move on from that now) - Other than that - the apartment was just what we were looking for - good location good cost, modern and all in working order.

We arrived at Holyrood at lunchtime to visit Dynamic Earth and called Dreamhouse to arrange entry to the apartment as instructed. After a long delay on the phone they advised that our booking has been 'mislaid' and we were booked into alternative accommodation on the other side of town. Rather than the planned 'large open plan lounge, kitchen and dining room plus balcony' the accommodation provided was more 'student digs' on the busiest Edinburgh street with no sleep past 6am rush hour, not at all suitable for a family with children. We raised our concern and were given £30 for parking that didn't begin to cover the restricted parking at high cost. All planned restaurant reservations had to be cancelled as they were on the wrong side of town, even a day's notice would have helped sort arrangements. Our short trip was ruined and a waste of time and money. We look forward to returning to the beautiful Edinburgh, never again with Dreamhouse.

Great location. Good apartment. Website says luxury. They are not luxury. Luxury is all about detail. Eg carpets grubby and no or cheap underlay. Feature lamp in living area, most of the bulb don't work. Cracked and wobbly tiles in bathroom. No TV/radio in bedrooms. Can't swing a cat in ensuite. No full length mirror. No room for dressing table in bedrooms. Don't get me wrong they are nice apartments just don't call them luxury.

Excellent location...walking distance to Princes St..Secure parking if you bring your car..Two bedroom apartments have 2 bathrooms. Good restaurants/bars nearby.. Apartment spacious enough but could be cleaner!

Firstly the good, spacious modern apartment, great location with views of Arthur's seat, extremely comfy bed with quality linen that lead to a great nights sleep on both nights we were there. The bad, check in felt clandestine, the apartment block concierge denied all knowledge of Dream house staff, prior communication was poor as told to meet outside, we waited 20mins outside in drizzle, dream house staff then emerged from reception!!! Apartment needed some TLC all but one of the spotlights in the ensuite bathroom had blown, and tiles in shower were mouldy, grout in main bathroom floor was largely missing! Lounge curtains too short for window, there had been a leak at some point in the kitchen possibly from washing machine laminate flooring had warped leaving big gaps between boards, skirting boards were cracked in kitchen too due to leak. Light switch in second room didn't work, bedside lights only worked if you shook them! Stereo was old and didn't connect to iPod, a small point I know but for "luxury" apartments I would expect modern appliances. A decent comfortable apartment in a quiet neighbourhood that was well equipped in a great location, just not "luxury" as advertised
