I stayed in this B&B for two nights in October on a weekend visit to Edinburgh. We arrived very late at night and the properiter, Diana was very accomodating with the late check in. We stayed in the large double room. The room was very big with a huge ensuite bathroom including the biggest tub I've ever seen! It also had a shower. Lots of hot water too! The furnishings were very nice and the large American King size bed was very comfortable. The room had nice view of the garden. Continental breakfast in the morning, served at a table in the hallway was nice. The location was great since my husband and I love walking. Saxe-Coburg place is a 10-15 minute walk (some uphill) to the Princes Street where all the shopping is. I would highly recommend for a short stay in Edinburgh, but it was more of a rooming house.
