This hotel is in a residential area that felt pretty safe to me. As a single, older, female traveler, I appreciated that. The hotel is in a slightly odd location - #26, 26A, and 26B are on their own pedestrian passageway off of Josephsburstr. I booked this hotel/apartment for days that included Oktoberfest. I was in Munich on business, and had my room booked for me. My initial reaction, was not good. The hotel is not near the city center, it has limited dining choices within walking distance, and my room overlooked what I believe to be a commercial garage (trucks).
