My husband and I stayed at the B&B during our honeymoon. We initially wanted to go to more expensive hotel but after few friends have told us that we will not spend much time in the room we decided to go to B&B.
Our friends were right, we did not spend much time at the room but the room was great. All I can say about this B&B is WOW!
Host was great, he let us use his phone, gave us map and basically was there for whatever we needed. We had the red room (The room overlooking Vatican wall). The room was clean, bathroom was small but clean, room was large by European standards, smaller by American standards. I would have to agree with a review above that the bed is hard as a rock, my husband did not mind it but I used a tip from above (folded blanket) and I was fine. It was quiet despite being in the busy street. Those windows are amazing they are sound proof I swear.
We were allowed to use mini bar in the common room that was filled with water and juices...

Our trip was a 6 day family vacation with our two adult sons and their wives, so we were the sole guests at the hotel. The hotel consists of three rooms on the 4th floor of an apartment building, with a small common room used for breakfast and reception. The building has a small lift and is in a nice area, literally across the street from Vatican City. Entrance to the museum is a 10 minute walk. Saint Peter's is a 5 minute walk as is the Metro station. The owner, Paolo, lives in a connected apartment so assistance is available when he is home.

Paolo was friendly, yet reserved in our interactions. He recommended several restaurants, gave directions to an ATM and grocery, and arranged transportation from and back to the airport for us. He offered to help arrange driving tours. Paolo's English language skills are good, so communication was no problem.
