I stayed at Patty's Rooms B&B for one week in April 2005. I had a wonderful time and really felt like I was "part of the family" by the time I left. Patty and Rudy, the proprietors, have two rooms for rent in their flat, which is situated in a quiet, suburban neighborhood of Rome known as Monteverde (near Trastevere and Doria Pamphilj). They speak a variety of languages, including Italian, English, French, Spanish, and German. Both rooms have their own private bathrooms (not en suite but right next to your bedroom door). My room was large and clean, with an extremely comfortable queen-sized bed. There was also a twin bed in the room so, in theory, you could sleep three people in the room. The bathroom was large and very clean, with a shower, sink, toilet, and bidet (no bathtub). The second room has a balcony and faces the street, which might be too noisy for some guests.
