The hotel is at a very good spot in the city, although it would be nice to have more directional signs to help to find it for the first time. The staff is very nice and helpful to begin with, that gives the hotel a very warm family-like feeling.

Great location, Giardini zone, near Biennale, really quiet place to stay, away from touristic route but just 20 minutes by feet from San Marco Square. Really big room but with a little wardrobe and a very noisy bed.... Clean and quiet, with 3 windows facing the wather. Big bathroom with shower, wc, bidet and sink, big mirror but NO shelves... More

Clean rooms, friendly staff and delicios coffee for breakfast. Location was excellent, away from the crowded San Marco, but still just a 15 min walk away. Minus for the rooms not being soundproof, so you heat everything the rest of the guests are doing.

Venice is expensive and we chose this hotel as it was affordable (for Venice!) and as it is a 10-15 minute walk in to St Mark's Square, it meant we could have a spacious room, en-suite and a canal view which we couldn't have afforded if we'd stayed closer to the centre. The hotel is in a great location, about 10 minute walk to the nearest Water bus. The hotel is in a quite peaceful area of Venice, away from the tourist traps.. The main road in the are via Garibaldi, has plenty of authentic bars, cafes and restaurants. Helpful owner and breakfast is included. The Ensuite bathroom is very small.

I was delighted that this hotel was a little removed from the crazy tourist crowds. It even had its own quiet courtyard. It was definitely no frills and our room always stayed quiet hot and humid, but other than that one annoyance, we loved the views, cleanliness and friendly service. The place is very clean and the position is quite convenient. Unfortunately it is hardly an "hotel", but more like a small pension. The worst thing was the bathroom: shower with hot water only and bidet not working at all. 110 euros per night on high season is kinf of cheap for Venice, but overpriced for what you get!
