3 cosy rooms overlooking the canal in central Venice, traditional b&b where residents really live and run since more than 12 years, friendly atmosphere the hosts dedicate time, information, advices for guests, and Marco is a real expert of Venice and grow up in the house :-) to travel low cost enjoing the real luxe: to live genuine experience of the local culture.

Unfortunately, the owner lied to us about the air conditioning (said it worked when it did not, and then when we asked about it the following day, she said it was due to a power issue and she'd look into it, but never did), lied to us about one of the window screens (which she admitted was broken when we pushed her on it the following day), did not provide any assistance with the coffee maker, and was 20-30 minutes late providing a very skimpy breakfast in the morning. Because of the lack of window screens and air conditioning, and because the mosquitos and outside noise and morning sun was so bad, our sleep was terrible (think hot, stuffy cave). We do not recommend this place.

I think you first should learn how to travel so to respect local people, places and enviroment. A/C is perfectly in use here but it cannot work when temperature is already less than 18c° like it was during the night of last 13 of june in Venice (min. 16°-max 24°) so inverter it stop when reach temp 18°. The windows screen shutters are available and get completely dark the room, and we explained how to use during check-in, and 1 of the 2 mosquito net was just broken by previous guests and we informed you. And most of everything we are always available in the house since we all live in the same house so you could call us anytime for coffee or whatever

This is the second time we've stayed at this lovely B&B. Alice was sweet and lovely, with many thoughtful tips. The room is great, over a quiet canal. Coffee and tea available, and a small fridge that is shared. Totally worth the several flights of stairs with our luggage!

Just come back from two delightful days in Venice. Stayed at San Marcos b&b. One word fantastic… a real taste of Venice. Alice couldn’t do more to make your stay truly memorable. I’ll be back for sure - and will tell my friends about this superb b&b.

We were so pleased with our stay at B&B San Marco. It was everything we could have wanted and a little piece of quiet in the busy-ness of Venice! The area was very peaceful whilst not far from main sights, and the view from the room was spectacular. The room itself was beautiful and spacious. Hosts were friendly and helpful. Breakfast was nice. Great value for money for Venice. We’ll definitely stay there again next time we go to Venice.

Almost got a private tour guide as a free extra! As good as it gets when in Venice. Including an eclectic private breakfast with no fuss at all. Great value. Great view. A little noisy during weekdays.

What can you ask more than an authentic Italian room with a canal view in Venice! Every morning we woke up and looked out side of the window/balcony, the canal, the bridge, the old street and the tall tower in a short distant was just perfect like in a picture or in a dream! The B&B is in a quite area which we felt very relax without the crowds and it is short walking distance with major waterbus stops, central, authentic Italian food restaurants and shops. Marco is very friendly and warm welcoming. We had proper Italian home made 'moka' cappuccino every morning with nice bread, jams, juice, apple cake and fruit. We would have a nice little morning breakfast chat all together with Marco and other guests at the table in the cosy kitchen/dinning room. The room and the bathroom were clean and spacious with characters. Alice was very nice on the phone also responsive with email when we did our booking enquiries also the check-in enquiries. We were new to Venice. Marco & Alice were wonderful hosts - answering all our questions, giving us ideas & recommendations, helping with transportation, etc. The BB is on the top floor of the building with beautiful canal views. Top Rating well earned!

The view from the b&b was lovely, straight out onto a canal. The hosts were very accomodating which was fantastic as they could not have been nicer when we got in hours later than expected (delayed flights) around midnight. Found it tricky to find in the dark - not much that could be done about that. If you're a Google maps follower like myself follow the street names when you get close as maps has no idea. The room had everything we needed and the breakfast was nice and casual (help yourself to the spread in the kitchen) would recommend getting in there first as there was more of a selection on our first morning when we were up and out earlier. Slight downside was the bedding and towels, both were thin. Found the room a bit chilly - in fairness to the place we made no effort to figure out how to rectify that as we were out and about the majority of our time there. Location was a walk from the sights but it gave us a chance to get a good look at some lovely streets and canals before they were full of fellow tourists.…

What a view! Friendly hosts who make wonderful capuccinos and give valuable sightseeing advice. Excellent location near San Zaccaria vaporetto. Charming decor and useful shared refrigerator and kitchen.

My husband and I were traveling with our adult daughter last spring. I found this B&B San Marco from an article I had saved in Budget Travel. The location of this place couldn't be better. Everything is walkable. The family is very accommodating and offered some great ideas on where to eat. We took two bedrooms that shared a bathroom. There is one other room that is ensuite. Our room had a small balcony that overlooked a canal. So great. They, also, have a two bedroom apartment for rent which would be fabulous if you are staying more than a couple of days. I would go back in a heart beat. The S Marco is on a third floor walk up. If you have trouble with stairs this might not be the place for you.
