Cleanliness? first rate. Location? not so good - it is in the suburbs; but not so bad - you just ride to the end of busline 3 and the house is a few yards away w/ an outstanding restaurant (Zunftstube) in easy walking distance. The bathroom was down the hall but it was American in size.
My main problem w/ Pension Annahaus was the woman in charge. If you are accustomed to using the landlady as a source of local advice (On the weather. Bus lines. Restaurant recommendations, etc.) be aware that you will see her twice only: when you check in and when you pay your bill. Otherwise she is impossible to contact.
This is not a bad place but be positive to get a key for each adult in your party or you may end up as a member of our group did cowering on the porch for an hour in your shorts while a driving rain bounces hail stones larger than marbles higher off you.
