Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

Well, Where to start,!! What an awesome place to stay, :-) Just another skegness hotel definitely NOT.! First of all the hosts, Jackie & Alan, made me feel welcome and part of the place as soon as i arrived, a lovely cup of tea after a long journey was most welcome. The room was as comfortable as could be with extra blanket in the wardrobe too. :-) all the usual complimentary coffee, tea water etc, Alan showed me round the premises and it was definitely an "eye opener" ? (in a very good way) :-) :-) Not going to give away the secret of staying here, but you will want to return as i do very soon,?? I found this place not just a hotel in skegness but a cpl that treat all their guests as part of the family,! and nothing is too much trouble. which is rare to find,!! Keep up the great work Alan & Jackie, i hope to see you both soon & thank you for a wonderful stay, wayne. (isle of man)

Amazing hosts, room spotless Great facilities and five minutes from main drag. Hosts gave great advice on pubs, eating places and they weren't wrong. If I'm ever back down, this is where I'd look to stay. Brilliant for couples and also single stays. Also, it's in a nice quiet area so can't really be beaten.

This B&B was very accommodating and owners were very lovely people. Our rooms were clean and very comfortable. We got to preorder our breakfast for the following morning and we were shown around when we arrived. The owners helped us with recommendations for where to eat and how to get around Skegness. The whole experience was great and I would come back here again.

An amazing experience and atmosphere! We had a lovely stay with a tidy and comfortable room with en suite and a lovely breakfast each morning. The decor is lovely on each floor and the themes are amazing, adding a novel touch. The hosts were friendly and informative and overall was a great experience. Would definitely come back and recommend to others.

On arrival at the hotel we were greeted by the hosts we had arrived early in Skegness we were allowed to use to hotel carpark and adviced to return at 1pm to access our room . Fair enough and so far so good Little did we know our stay would end up horrendous. At 1pm we returned but rather than showing us to our room and giving us our key so we could take our bags in we were ushered into the hotel sitting room where we were then given a 20 minute talk/lecture on the can and cannot do's in the hotel and given information on near by places to eat or rather not to eat. It felt like you simply couldn't leave the room until the host had finished her speech. This whole process was not welcoming and not professional. Breakfast was adequate but set times to go down .one morning we went down 5 minutes earlier than 8.30am and was greeted with have you come down for breakfast .it's not ready yet . Tone of voice not welcoming or courteous to guests We stayed in room four this room is very small, you can only just walk along the space at the bottom of the bed and the wall and same at one side of the bed . it has dated furniture . Clean but the sheets were in need of replacing completely as material had gone bobbly and seen better days . The bathroom in this room leaves little to be desired again clean but very small Shower .sink and toilet crammed into a 3ft wide space with sliding door to bedroom . The only window in the room look out onto a brick wall of next building which is a children's nursery? And play area so if you want a lie in on a week day you have no chance as noise levels high . We Booked a whole week stay but only stayed two nights due to having both our first nights disturbed by screaming .shouting and smashing of items at nearby property in early hours couple in full blown row. Dog barking And a fire/ burglary alarm going off very nearby on the second morning near enough to wake us up in a start and a panic to which our hosts were not apologetic or concerned about there guests . After having no sleep for two nights we decided enough was enough and left . This Hotel is not the ideal place to stay And certainly not the best by far in Skegness . Only giving one star and would definitely not return or recommend .

Lovely hotel, our room was quite small but modern and the beds were so comfy (Found the hotel an hour before due to being let down, Jackie and Alan really did what they could to accommodate us, thank you.) On arrival we got took into a beautiful blue dining room and they made us a coffee and took our breakfast orders for the next 2 days. All around the hotel there was a creative vibe such as Star Wars, Harry Potter and the dining room had a Lego theme with lots of Lego for adults and children to play with if they wanted to. Jackie and Alan are 2 of the nicest people, they make you feel welcome and make you feel like you’re at home. Really nice breakfast and always offered more toast and drinks! Not forgetting Sue who cleaned the hotel every day and made an effort too, a proper Yorkshire lady! Thank you for having us!

Fabulous hotel...how people can have anything wrong to say about this hotel astounds me! The little touches like the well needed drink on arrival, and the knowledgeable chat about where to eat and visit are extremely helpful if you haven't been a lot like us. The hosts couldn't do enough for us.Alan the Co.owner, came to our rescue when our mobility scooter n..he picked us up and took us to a repair place where we could get another to hire until our issues were resolved.Truly a Knight in shining armour! Thank you so much. Not many people would go to these lengths to help. The breakfast was to die for. Not oily cooked breakfast, and plentiful amounts of everything. Delivered by the lovely Jackie who likes a bit of banter which made the visit even better. Room was lovely ,shower hot and lovely king size bed to crash into after a long day walking around. Got my partner a parking space near the door as disabled and not good at walking. Would I come again?totally. Already booked for 12 days next year. Dont want to go home

Very friendly hosts. Great welcome on arrival and they made sure we were happy throughout our stay. Hotel was spotlessly clean. Room was bright and comfortable with everything we needed in it. The hosts have obviously put their hearts into the hotel and it showed with lots of little touches that made all the difference. Plenty of parking at hotel and short walk to town centre and beach. Would highly recommend and will stay again.
