Lets start from right beguining. Booked via booking.com, requested double room with double bed and cot bed for our 1.5year old baby. Even i emailed few days before wisit to double check booking and cot bed, to make sure i dont need to take travel bed with me for baby. On arival, there was guy in reception, smiled, had very good manner, sounded helpfull, spoke good english and looked like he cared about bussiness. Done all the bits with paper work and off we go to see the rooms. First and original room was tiny an two single beds pushed together, very dark and right next to reception. Then we went to have a look 2 more rooms, second also same storry as first one, hovever the third one little more brighter an big bed with headboard. So for little extra money i have chosen the best room in house. Great. Or is it? Still no cot bed at this stage. The guy said he would organaise something but never did through out all stay. We made room arangements ourself and delt with is, if i knew it i would take travel bed for babby my self and that wouldnt be a problem. First night all of us tired went sleap as it is. Turns out that also this bead is made from two singles pushed together, even worse is that we had two single blankets and pillow each. In room there is two glasses and no refreshments what so ever. No kettle to make coffe or tea. There is no wardrobe where to un pack. I have to point out i did ask for coffee in next day, and the housekeeper kindly made coffe for us and give kettle, good but i dont think when upgraiding your room for extra money you shoud ask for things like that and all should be already in room. Room itself, downsides - not realy clean bathroom, ruf towels like sandpaper, no ventilation in bathroom, cracks in wals and you can not regulate tempereture in room. Up side, decor is nice. Night two, there was two more rooms on same floor taken, and theese guys where right nightmare, they was runinng up and down the hallway and stairs, locking and unlocking doors every 5 minutes, shouting, basicly having party or some kind of attractions, why im writing about it, is coz the walls are so thin and you can here everythig, i mean everything and if something like that happens you can not sleap. There is no night porter or anyone on duty after 6, so no one to tallk about problems. Also i have to mention, there is no bar or vending machine for refresments, and nothing around hottel, so be aware if choose to stay here. Over all my oppinion is, overpriced for what it is. They really can do better if would take guest comments seriosly and improoved, the place are really not far from great place, but i would stay if all this improoved. Otherwise i would not reccomend untill all coments taken on board. Rating 3 is mainly for welcome, but should be 2 arpt the best. Regards.

Beautifully furnished rooms, clean guesthouse in very quiet, lovely neighborhood. 20 min walk to downtown Tartu. Did not eat at guesthouse, but breakfast could be ordered for an extra 7 Euros. Only down side was that walls were a bit thin in our room. Heard the people next door when they returned from town.

In the beginning there were a wonderful apple trees garden mentioned in previous reviews and a charming sweetly smiling lady-administrator... In the late evening (the lady had already been gone home long before that) at about 23.30 when five of us (in two different rooms) decided to take a shower, it turned out that there was not hot water. The water was ice-cold. No hot water was in night time too. Of course, having not taken the shower we had a very bad, uncomfortable sleep. At about 6 o'clock we heard some noise downstairs signalizing about the administrator's return to work. We informed her about the inconveniences and ask for some money compensation. Since that moment all their nice attitude towards us changed instantly and very clearly to real evilness. There were no smiles anymore! She refused, but said that the owner of the guest house will contact us. He never did. Afterwards they even never answered my e-mails. When Booking.com tried to contact them and to solve the compensation matter, they refused again and blamed us in... - could you imagine! - damaging some table in room!! Such an easy and very old, "soviet", approach to business and way out! They wrote to Booking.com, that they will refund about 30 % of money we paid for the rooms, but first we must pay them 150 EUR for the damaged table!.. Same hot water problem has been mentioned in other people's reviews. The rooms are not comfortable, too small. The bathroom is too small and stinky. Especially on the ground floor. There was a washing machine working in next room all night and we could not sleep because of the noise. Guests kitchen was just tiny, dirty and stinky too. The kettle was old and dirty too. But THE LOBBY was posh and very nicely furnished! Of course, it makes a very nice impression on you while you are paying for the room... Definitely overpriced. Of course, no need to say, we will never stay there again. And you - decide yourself! :)

This guest house provides good value for money. Our rooms were on the second floor. They were nicely furnished and clean. The bathroom-shower is tiny but what can you expect for these prices? Breakfast was good and reasonably priced. We were travelling with two small boys. The huge well kept and safe garden was excellent for them, even offering a nice selection of toys. Our days in Tartu were very very warm so we really needed a calm place where to relax. The 20 minute walk to the city center is very pleasant. We would go back, and have actually already sent some friends there. They too were pleased.

Situated in a quiet quarter with old houses and big gardens. This one has been well renovated. Decent breakfast for extra price was fine. Friendly service. The one bad side wass the slight smell of sewer in our shower. We stayed on the ground floor, so may be that was part of the reason for it? Without that I´d have given excellent ratings for this price group

Have stayed here several times. I think this is the best value for money in Tartu. The place is in good walking distance from the city center. As it is in very quiet area the sleeping quality is excellent. Rooms are a bit small but otherwise very good. The service is nice and people are friendly. The guesthouse has big garden where it’s nice to relax.

We had a comfortable king size bed which was great but the room was very small with nowhere to put our luggage Sewage smell came from shower outlet and shower was very small with a curtain making it very difficult to stop the water going everywhere.
