If you can stretch your budget to 650 baht a night then this is the place for you. Nice clean hotel with friendly staff. The only problem was that upon arrival we asked the receptionists if we could keep the room another night or two if we decided to, they agreed and then when we went to pay the next day we were told it was full and had to leave immediately. This is the perfect place to stay if you want somewhere very quiet, easily walkable and clean. Rooms are simple and comfy, the staff we encountered were perfectly nice.

A good budget option in Chiang Mai and very close to all the main tourists sites and only a minute from the Sunday night street market. Room was spotlessly clean, good bathroom, fridge but ac unit was a little noisy. Little balcony, ideal for drying clothes. Also very close to loads of restaurants and bars.

My wife & I have stayed a couple of times at this guesthouse in Chiang Mai. It is ridiculously clean with cable TV, Air Con, Balcony and even a shower curtain so you don't have to remove the toilet roll from your room before having a shower like in every other guesthouse in Thailand.
