Firstly, a couple of small caveats. This isn't a hotel, nor is it trying to be. The house is undergoing some renovation so there isn't plaster on the bathroom walls right now. But in a country where not all properties have hot and cold running water 24/7, the fact that this has both available at all hours is more important. If hotels are more your thing, you'll pay the price for them - Yerevan doesn't have an enormous choice, and most of the ones that we looked at were charging upwards of $100 per night for even very basic offerings.

The B&B is 15 minutes' stroll from a metro station, making the very centre of Yerevan easily accessible, and if you've got luggage or struggle walking, taxis are not at all expensive in Armenia. (tell the driver it's near the Olympia hotel - it's just 200 yards further up the hill from there, just on the other side of the Hrazdan river).
