Location from Oita station is a bit far- about 15 minutes walking distance, if you are dragging your suitcase. You can walk through the arcade, with a roof, with the weather is not favorable.
When reached the reception, the staff was not friendly, no smile, and not very helpful. The accommodation I paid for included breakfast, but no breakfast ticket...
