We just came back from a weekend at the FS Austin. Believe these reviews that describe the rooms as average at best! Mediocre shower in the tub. And it did smell BAD. The lakeside location within walking distance of Austin's downtown attractions (restaurants, nightlife, the Capitol) may be the best in town.
