We just came back from a weekend at the FS Austin. Believe these reviews that describe the rooms as average at best! Mediocre shower in the tub. And it did smell BAD. My husband and I just returned from a long weekend at the Four Seasons Austin. I share BustTravelerDallas' sentiments exactly. The lakeside location within walking distance of Austin's downtown attractions (restaurants, nightlife, the Capitol) may be the best in town.
