Very clean and comfortable. The breakfast was excellent. Generally a very nice place. I stayed in the Betty Hamilton room. It had everything I needed, including a desk. The bed was comfortable. This was our first B&B experience and it exceeded our expectations. We were in town for a UT game and to experience Austin. The cleanliness is spot-on. The house, yard and rooms are lovely. The home is located on a peaceful and quiet residental street. The upstairs porch is a great place to read or visit with friends and enjoy a "mimosa" cocktail.
