The Royal view, for the price is pretty basic, the only thing it has going for it is the view. The meals are often included (breakfast, lunch and dinner) in the price but after a couple of meals you will want to eat elsewhere. It was cold when we stayed here (February) but apparently the week before it had been much colder. The hotel is on the side of a hill, so you actually go down several floors from the lobby to most of the rooms. The general view of Sapa seems to be that if you want to see a lot of mountain mist then go there in winter. We were upgraded to their 'penthouse' suite which had unbelievable views. It was very spacious, with a huge bedroom and slightly smaller living area. The 'all included' breakfast/lunch/dinner results in a limited menu with average food-a better option would be to explore the town of SaPa for at least lunch and dinner. This was a great deal for $45. Nice, clean room with a fireplace, balcony and beautiful view. Ask for LAN when you get a tour of Sapa. Lan was truly a highlight of our entire southeast Asia trip. I was warned by fellow travelers to see the room before you commit to it. Some rooms have a terrible smell. more

This was supposedly the 'second best hotel' in Sapa after the Victoria. We had a room with a view which was ok - but the dingey toilet was blocked and we got a dribble of hot water from the shower only when it wanted.
