OK guesthouse. Room was reasonably clean on the surface, but look in the drawers or under the bed and hmm... Room was barely freshened up after 1st night. Very basic, noisy and yes mould around the shower and on the ceiling. Mike not very friendly. We stayed in another b and b in Westleton the following night and what a difference and it was cheaper!

Was greeted with a very warm welcome and informed about the local attractions and amenities. Breakfast is good with a choice of cereals/fruit and full English cooked breakfast. The room was bright with a modern flat screen tv. The location is very central, perfect for visiting Saffron Waldon and the surrounding villiages. I would definitely visit this Guest House again... Stayed 28th & 29th January. The heating was only turned on when we arrived in the afternoon and was turned off at night. The bedroom was very cold, it was -4c outside. Indifferent welcome. The room was very noisy, as it was located in the archway, near the road. It was dreary, with mismatched furniture and a bleak bathroom, and it didn't strike us as over clean. Parking OK but limited,building work in progress but no real inconvenience.Accomodation seems secure--outer lockable door plus room locks.We used 2 rooms both in dire need of decoration,the rooms were not clean (toilet in one used but not flushed),net curtain rail fell down,no way to lock window,could write your name in the dust,carpets not hoovered,shower and surround need upgrading--but the tiles...
