Stayed at this b & b on a Friday and Saturday night with the intention of spending the Saturday at Kelso racecourse however the race meeting was cancelled because of the weather conditions. When we arrived it was very overcast and it was nice that Carolyn had candles lit in the vestibule which made this b & b very welcoming... More

It starts with the hosts, Carolyn and Jimmy. They are fantastic, and they make you feel very comfortable. The room we had was amazing, and the bathroom was superb. We are very picky about our B&B's when we visit, and we will definitely visit here again. While we are U.S. travelers, we are not the average U.S. traveler. We have... More

My sister and I spent a week in this delightful B&B. The weather was appalling but the B&B was warm and welcoming. Carolyn and Jimmy were great hosts and could not have been more helpful with all our requests for local restaurants and directions to places of local interest. Our room was warm, clean and very comfortable and breakfasts were... More

A lovely B&B down a side street in the centre of Kelso: so quiet you would have thought you were in the country but central enough that even with an aged parent we were able to walk everywhere. All the rooms were clean and comfy and being a bungalow no stairs to contend with. Lovely comfortable beds and a welcoming... More

Spent two very enjoyable nights here. It was the perfect base for our too short visit of the Southern Borders. Wish we could have stayed a few more days as there was still so much more to see. Carolyn and Jim were gracious hosts and the the location was perfect. Easy walking distance to town and Kelso Abbey a few... More

What a wonderful find, so peaceful yet only five minutes from the town centre. Lovely room overlooking gardens which are beautifully tended. Carolyn and Jim wonderfully welcoming people and would definitely recommend this as well worth a visit. Breakfasts were especially delicious.

We were warmly greeted by Jimmy, who made us feel right at home. The garden setting added an atmosphere of tranquility for weary travelers who had just driven down from Inverness. We enjoyed three nights at Abbeyside as a great base for exploring the Borders area of Scotland, before leaving for home in Utah. We were pleased to share a... More

In a lovely situation in centre of Kelso, Carolyn and Jim are welcoming hosts and gave us good infirmation on evening dining. Their house is cosy, comfy and relaxing, just what you need for a short break away from the hustle.

It was nice, clean and they made us feel welcome and at home. Breakfast was very good. We enjoyed our stay there and certainly would recomend this B&B. Just don`t go there with big suitcases like ours, they won`t fit into the tiny rooms. But then we could remove the chairs, so finally there was space for us and our... More

What a find for our short golfing holiday. The B&B was ideally situated within short walking distance from the restuarants and shops in the centre of Kelso. Three double ensuite rooms for our party of six, each comfortably and tastefully furnished and spotlessly clean. A residents lounge overlooking a loverly garden bopth of which guests were encouraged to use for... More
