Clean and ok - for breakfast go on the other side of the street (ihop). It was good and you can not expect anything more for your money. Do not go for the breakfast but for the hotel. It is a short ride from the hotel to Union Station and Hollywood, the subway is close by.

We stayed here for the Rolling Stones concert and found no problems whatsoever. The area is going through revitalization in the immediate area & did not seem unsafe, Staples Center & LA Live is within walking distance.
