This B&B is about 15 min N of Ithaca in a subdivision in Lansing, although private, with a beautiful lake view. It is in a fairly modern house, but not really well suited for this use.
There is no AC and no air movement in our room (windows on just one side).
There were few choices at breakfast (although what we had was very good if a bit unusual).
When we arrived on a very busy night, the host was absent, and no one showed up until the next am. It was not clear to us, or to other guests, who had what rooms. Someone did eventually give us some guidance by phone. We heard from other guests that a newlywed couple showed up later that night and didn't get the room promised them.
Our room was very cramped, and worse, smelled like a wet basement. It had a loud dehumidifier that was full of stinky water. We were promised a King bed, got a Queen.
