The owners of Sole East, a fancier spa/hotel nearby took over this property a few years ago and fixed it up. The result is a clean, no-frills motel at a price that is reasonable for the area. No-frills should not be confused with spartan - the bed had a nice comforter, the soaps and shampoos were high-end - but the property does not have a restaurant or a pool, and the rooms do not have kitchenettes (or at least mine didn't). The new owners installed flat screen tv's, but they are about the size of the screen on my laptop, which was fine, because who really goes to Montauk to watch tv?

So why stay at Sole East Beach? First, the location. While it is not on the beach, it is on the road one block in from the beach. In other words, you are about 100 feet from the beach. I couldn't see the ocean from my room, but I could see it if I stood outside my door. More important, I could hear the waves, and I was a 90-second walk from the beach. Second, the price.
