I didn't think places like this still existed. Nice friendly welcome and not a bad breakfast, but really not up to the minimum B&B standards. Ideal B&B if you're a contract builder, or simply want a bed after (far) too many sherberts at the nearby Wetherspoons, but try the EveningTide or Pebbles Reach next door for much better value.
Probably in my Top 10 worst UK B&B experiences more

We were attending a wedding blessing of friends in Herne Bay.
The Guest house itself is going through some renovations at the moment as the owner has only been there a short while, but that in no way spoilt our stay.
The host Tony is the most friendly and welcoming of people. He makes you feel that nothing is too much to ask for.
The breakfast was great and was exactly what we needed after a boozey night.
We will not hesitate to use this guest house again, but next time we will be taking the kids. more
