Lovely and welcoming , had an overnight stay wish we could have stayed longer. Breakfast amazing , everyone charming and friendly. Bed very comfortable and room fresh and clean. Pubs and good food close by and hotel 100 yards from beach.

We have just come back from a short stay and could not have wished for better. Very friendly and comfortable and spotlessly clean. Food was very good and walking distance to the beach. Would highly recommend!

Stayed here with my partner during a visit to see family in the town, this is a great little guest house, a very short walk to the beach and a nice walk along the front (weather dependent), the owners were very friendly and welcoming and also, very understanding due to a payment issue caused by the site I used book the room. The breakfast was just what we needed to get the day started, they also offered a veggie breakfast option. When I visit the area again, this will be my first port of call with the hope there will be rooms available. Thank you for a very enjoyable and comfortable stay.

Fantastic breakfast, beds and décor. It was a really nice stay and I can't find anything bad about it. Sandra was incredibly hospitable and made the stay all the better. The food was cooked to order, the continental breakfast was varied and delicious. My room was very well decorated with a comfortable bed and a nice wash station. The TV which was not an issue for me, but for someone who relies on television this would be a drawback.

The 'Swan' is a very welcoming, charming & clean guesthouse.The Propritrix Sandra make's guests feel most 'at home'. ( We didn't see much or the Proprietor Tony as he was out Fighting Fires and suchlike,most of the time) On the second morning we were served a very nice breakfast by Harriet a very competent and polite waitress. (Sandra & Tony's little daughter) The 'Swan' is located close to the promenade and has parking for a couple of vehicles. All in all it is superb and my wife & I would love to return. The ONLY reason I gave the review 4 instead of 5 is that not all rooms have en-suite, thus if wishing to visit the bathroom during the night you have to leave the room. Apart from that it is a great place to stay, park-up and walk or get a bus into the town centre. There is also a 'Noddy Train' that runs along the sea front.…

Hi again and thank you so much for your kind comments. Harriet is thrilled that she has had her first mention on Tripadvisor !! With regards to our en suite rooms, we have a lovely King Size Room up on our second floor which has its own en suite bathroom and the large room on the first floor which has a double bed and a single bed which is also en suite. These rooms are usually sold first and is luck of the draw unless specified during booking. Its always worth ringing us direct too, just incase we can swop things around. Sandra and Tony.

My partner and I stayed again at this lovely guest house earlier in August. We stayed in the 2nd floor room again, and could see that it had been re-decorated since our stay last August. All the homely touches were still there, big fluffy towels, heater for colder days, and complimentary chocolates on the tea mugs ! The breakfast was delicious as before, and I couldn't resist the home made Haddock Fishcake again. The atmosphere is very friendly and situated in a good position for the seafront. Thoroughly recommended again. Thank you again Sandra and Tony. P.S. I used the Sainsburys carrier bag that you gave me for the wet weather for the scooter, every day on holiday on the Isle of Wight ! It went to the beach every day and to the shops too, so thanks again for that !!

I stayed here and it was with every penny! The place was easy to find parking on sight and also plenty of on road parking to. The hotel is just off the sea front and is in 20 second walking is distance! Plenty of eating places on the sea front to. I stayed in the single room which was surprisingly quite big for a single room, with a shared bathroom right next door. Which did not cause any difficulty as I only shared with one other room. The hotel is spotless and the couple who ran the hotel are lovely and serve a fab breckie!! I couldn't believe I paid less than £80 for the 2 night!! The Internet connection was great and didn't cut out at all. Recommend a visit!! I've stayed in a hotel on the front and would return here again before I'd go back to the other in the front!! Xx

We have recently stayed at the Swan for 4 nights and can really recommend it. Tony & Sandra gave us a lovely warm welcome. Our room (No 6) was very spacious with a king-size bed which was one of the comfiest we've slept in. No trouble getting a good night's sleep. The breakfast was beautifully cooked with plenty of choice, including the home made fishcake which was well worth the try. Set in a good location, only 100 yards or so to the promenade, from where you can walk for miles, all on the flat. Close to some good restaurants for evening meals. This was a good choice for our holiday.

Located in a great area only a block from the beach and close to the train station. Room had everything that I needed and more! Breakfast was delicious. The owners were lovely and accommodating! No complaints whatsoever! Would definitely stay here again.

Had a mid week mini break in Bognor Regis. And I must say, The BEST thing Bognor had to offer was this guest house. A very friendly, family run place, just off the main drag, but close enough to the amenities. (What few there was) We felt that Bognor itself offered little to do. Butlins was over priced for a day pass, considering how much you had to pay for most of the activities, once you were inside. Would recommend the swan guest house as a lovely place to stay.
