We stayed with Ian and Tracy last year and enjoyed their hospitality so much we just had to come back. They are the best hosts you could possibly wish for. The house is tastefully furnished, comfortable beds duvets and pillows the linen perfect great shower and everywhere spotlessly clean. Lovely little extra touches such as the toiletries, extensive tea tray, fridge in the room not forgetting the sofa in our room! The breakfast is superb - absolutely everything you could possibly want to start with - fruit, cereals, juice and yoghurt but make sure you leave enough room for your choice of cooked food. Fantastic! The house is perfectly located just a short walk to either the sea front or the town and bus stops are close by. Thank you Ian and Tracy. We definitely hope to see you again next year.

What an absolutely amazing experience staying at Swallow B and B was! The breakfast was outstanding and should be awarded best cooked breakfast in UK, also outstanding selection of cereals, fruits ( fresh and tinned), yogurts ( natural and fruity, jams and preserves, marmite, vegemite. I stayed in spotlessly clean, fully equipped room ( great selections of tea, herbal tea, coffees, cappuccino, hot chocolate, bottle water, sugar, sweetener, milk. Very comfy bed, nice décor. Really enjoyed my stay here, Ian and Tracy made me feel so welcome. I hope to be back in the future. Thank you for a fabulous stay.

Ian and Tracey are the most wonderful hosts. I had to reschedule my dates and they accomodated my new dates, let me check in early and were so welcoming. Very generous tea/coffee and biscuits and lots of showergels etc. The full English breakfast was superb, better than most restuarants. Everything freshly cooked and nice and hot, choice of cereals, fresh fruit and yoghurts etc. Swallows B&B sets the standard of how it should be done. Ian and Tracey gave a masterclass in hospitality. Thanks again and I will book again and the next chance.

Absolutely wonderful place to stay - breakfast as amazing. Tracy & Iain are such a lovely couple and run a great b&b - we wouldn't consider staying anywhere else in Exmouth. Rooms have everything you need and very comfortable pillows and bed were Soooo comfortable.

This is our second visit at the swallows guest house and Ian and Tracy are just amazing hosts. The breakfast is outstanding and should be awarded best breakfast in exmouth as nothing could beat it and our room is super clean and the bed is so comfortable you wake up refreshed and ready for a day of excitement here in exmouth. Kayaking, boat trips, train trips to different costal towns …utterly relaxing and just made so much better with two of the nicest people we have ever met in Ian and Tracy ….thank you for another wonderful stay ⭐️⭐️⭐️⭐️⭐️

The Swallows bed and breakfast was such a lovely place to stay. Firstly, the hosts are both so warm and attentive, and make the most incredible cooked breakfast along with a large selection of fruits, yoghurts and cereals. Our bed was one of the comfiest beds we've ever been in, and our room was spotless (and the shower was lovely). There is a beautiful front garden to sit in and get some fresh air, and it's literally a minutes walk to the beach, what a great location!. We also got a discount as we booked through their website! We will definitely be back.

Our second visit. This is fabulous B&B and I would recommend to any adults visiting Exmouth. Excellent clean and tidy rooms. Water, tea, coffee, biscuits and fresh milk all available in the room. Breakfast is to die for - you won't need to eat again until dinner. Parking available. You don't need your car if planning to visit the beach - it's 5 minutes walk away. Thanks Ian and Tracey

We have just returned home after a fabulous four night stay with superb hosts Ian and Tracy. The house is located just a short walk from the town centre and sea front. Swallows is far more than just a B and B. Everywhere is beautifully appointed, comfortable beds, lovely linen and even a small fridge in our room. The breakfast offerings were wonderful with everything you could possibly want. The fresh fruit and cereal selection was exceptional as was the high quality ingredients of the cooked breakfast. Served piping hot and delicious and as for Tracy’s poached eggs - if only mine were as perfect!!! Ian and Tracy - it was a pleasure meeting and staying with you. Thank you for being so welcoming and making our stay so enjoyable. H and C.

We had the most perfect stay in this amazing B&B! Ian & Tracy provide a professional service and nothing is too much trouble. We had the double room, which was spotlessly clean, and it was fully equipped with everything from bottles of water, biscuits to shampoo, conditioner etc. The small finishing touches made it even more lovely! Breakfast was the best ever! Absolutely superb! There was a great selection of cereal and my favourite was the fabulous selection of fruit! All fresh! The cooked breakfast again delicious and a great variety cooked perfectly by Tracy. Finished with toast! Ian that was toasted to perfection! The B&B is in a prime position and an easy walk into Exmouth and the beach. We loved our stay here and will be back! Thank you Ian & Tracy for making us feel so welcome!

Brilliant Hotel the was Brilliant and very Good. I am Gulten Free they had every thing and Cook Breakfast aswell. The Staff are Really Brilliant they make sure is ok for you. you are about 3 Mins from the Seafront and 5 Mins from the Town Centre. Stayed in Room 1 every thing there a Small Fridge Milke/Bottle Water/Tea/Coffe and Biscuts Will be Back a Brilliant Week End Cheers Smiler and Thelma
