Very close to transport and great ethnic food nearby, but the area in general is a dump. The motel is run with the best of intentions and was cheap, but there we had some potentially serious issues.
A lot of the door frames at the back of the motel showed screwdriver marks from forced entry. Our first room had the worst door frame marks and also found them on the window frame, along with a broken lock... so the window was just swinging there. The smoke detector also had a plastic bag wrapped over it. On the way back to reception we also noticed an access door that led to an alley way that was unbolted at the top. We couldn't believe it. It was almost like we were being setup to be robbed.
We were given another room easily enough, but right across from reception and the late-night smokers table. It also had big cracks on the plaster and the air-con did not work. And to top it all off, at 11pm that night, our door is suddenly opened and some old ethnic bloke steams in with all...

We stayed here end of May, early June for a family members wedding. They offered a subsidised rate as there were a number of people staying there - however even the subsidised rate wasn't very good value for money.
Overall room size was adequate, but the smell of stale cigarettes was overpowering at times. The separate bathroom/toilet was reasonably sized, but badly ventilated so after showers everything in the room was soaked. Air con didn't work which was an issue in Melbourne's winter weather. Free parking is provided, it fills up fast but is secure (back of the hotel).
Housekeeping consisted of pulling the doona over and replacing towels. The bar fridge was adequately size, but very difficult to get open due to cramming in a table and chairs and just it's location.
I wouldn't say it's the worst I have stayed in. But I wouldn't reccommend it either.
