“Great family vacation”

Condominios Brisas Cancun Beach

We rented Unit 5202 For 10 days in May. We have stayed at the Brisas a couple of times before and were impressed with all the improvements in and around the complex. New railings and resurfacing are bringing the complex back to almost new condition and the beach was in the best condition we have seen in 10 years. Our condo had just gone through a total remodel with new furnishings, new beds- (wall beds in the main bedroom), doors windows, bathrooms etc. I think we were the first renters since the remodel because you could still smell the paint which was a little strong at first but after a couple of days it went away. We spent a lot of time at the pool and beach and the boys really enjoyed the boogie boards. We also rented jet ski’s a couple of times from the hotel next door. We also got to see a couple of large turtles come up on the beach and lay eggs late after dark one evening an awsome experiance. Cancun now has air conditioned buses which really made the trip downtown enjoyable they cost about a dollar but its well worth it We really enjoyed our stay here as this is really a relaxing place for the family but if you want bars or restaurants go to an all inclusive. Cancun is almost 100% back in operation with the exception of a few hotels. We had a great time.

We spent Easter week here during 2006. We sat outside the unit for over an hour waiting for the key - then another hour while they sort of cleaned the unit. To open the door, you had to unlock it, then lift up while shoving as hard as possible with your shoulder. If you were lucky, it would open half way before totally jamming on the floor. We taught the kids to climb out the window in the event of an emergency.
The ants all over the kitchen were another indicator. The cockroaches did not come out until that night. After the first dozen cockroach sightings, we called the owner. He agreed they were disgusting and that we had a problem. His answer was to do nothing. After 20 minutes, he finally agreed to have his manager buy us a can of Raid. We had the pleasure of spraying them periodically, then cleaning up the dead ones. This is unacceptable service at any price, let alone almost $200 per night.
Cancun is great, and the unit had a good view - once they finally cleaned the windows in mid-week. The locals were all very friendly and helpful. The construction crews never started before 8 am, and stopped by 7 pm, so you had a chance to sleep outside these hours. If you want to sleep past 8 am - forget it.
We paid a good price - and got an unclean, unsafe dump. There may be nice units in the Brisas complex, but be certain to avoid unit 5202 from the Canadian couple.

We had a great time here! My wife and I loved the relaxed laid back atmosphere. Our condo was very nice and had a great ocean view and had some extras that we didn’t expect...a telephone! The owners (a couple from Canada) even gave us a phone card and of course instructions! We were able to order in pizza hut pizza and the kids were thrilled about that! I also figured out how to get internet (had to buy some more phone cards) so I could check emails and so the kids could msn their friends back home. The kids loved the boogie boards so much we could hardly get them out of the water! The complex is a little rough right now as some of the owners are still completing repairs but that is to be expected because of the hurricane. The pool and common areas have all been put back into great shape and the beach was pretty darn good too. It was nice staying somewhere that we could just relax and not have to worry about getting all dressed up for dinner. We loved the evenings as we could relax on the sundeck and watch the cruise ships go by and listen to the ocean.
There is no restaurant here (there is a store onsite which sells food, snacks and alcohol) but we went on the beach to the hotel next door (the Solymar) and had drinks and dinner. There’s also a place called JJ Captains that is about 2 blocks away. We had some great seafood and drinks here. It’s a nice open place built on piers on the lagoon side but watch your bill closely as their "math" isn't very good if you know what I mean. Cancun has some new buses geared for tourists. They are a little more expensive than the regular bus but well worth it for the comfy seats and the A/C -costs about a buck. We took a day trip to Isla Mujeras (don’t know if that’s spelled right). We followed the instructions the owners gave us on how to get there on the regular bus and a short ferry ride. The return cost for 4 of us was about 30 dollars (bus and ferry) we rented a golf cart which you can drive all over the island for about 40 dollars for the day. We ate a place called Jaxs. The burgers were huge and tasty and the beer was cold and reasonably priced can’t beat that!
I think we will try to make Cancun an annual trip.

Hey we had a great time ! Our Family booked this before the hurricane and we were a little concerned that there would be nothing there when we arrived but the condo we rented was in great condition. Some of the other units were not as lucky however and the hotels on both sides were totaled. The complex suffered some damage but by the time we left ( First week in Jan )the beach palapas had been rebuilt and most of the complex was well on its way to being restored. We also seem to have had more beach than anyone else I guess we got some other hotels sand ! The local people are so friendly and were grateful that tourists are returning! Our unit was very nice and the view was wonderful! We spent most of our time on the deck looking at the ocean and drinking margaritas! The Canadian's we rented it from were very helpful and gave us a nice info package that had lots of tips. You can tell that this condo was privately owned by the nice furnishings and personal touches . All in all it was a wonderful experience !

“Hurricane Wilma no excuse for this condo's condition”

Condominios Brisas Cancun Beach

Our family of 5 spent a week before Christmas at Condo Brisas Unit 5202. We booked last May and so we were worried about hurricane damage but the owners assured us that their unit had no damage because they had hurricane shutters. When we arrived, the condo complex looked in pretty bad shape with most of the units still with no glass. The pool area was alright and was cleaned daily, and even by the end of our stay, the staff had the small fountain by the pool working again. The steps to the beach are mostly gone and so they had a rope across it, but everyone still used this access. There were no outside showers left (hurricane had decimated them) or chairs or umbrellas down by the beach. Our unit was OK, with just the top railing on the 2nd floor balcony missing. The problems of this condo had nothing to do with any hurricane damage. It was quite dirty, and even after the maid had cleaned midweek (I made sure I tipped her, too) your socks would be black if you wore them around the condo for the evening. The downstairs shower leaked so badly that if anyone used it, the water would run across the bathroom floor, into the hallway, and down to the bedroom. The upstairs master bedroom access is basically a ladder, so not suitable for small children or anyone else with physical impairments. The owners also have every closet locked up so there is no where to put your stuff. The kitchen was very ill equipped and small, so don't plan on cooking anything there. Bathrooms were also very small. We only had 1 thin towel each for the entire week and there was no other amenities provided (eg dish soap, dw soap, hand soap). Only toilet paper was provided and that was also the cheapest scratchiest kind there is. The location isn't very good either, as you have to take a bus to get anything...there is a small store in the complex, but not really anything in there besides gum, beer and drinking water, which you have to buy...not provided by the condo owner either. The bus ride to Walmart to get groceries was 45 min each way. The only good thing about our stay at Condo Brisas was the view and the beach (large waves break at the beach so not suitable for smaller children.) So if you climb the ladder with your drink and stand out on the tiny deck with no railing and look over the rooms in front of you, the view is great. All in all, not a very good deal for the money we spent. We left there and spent 2 weeks in Playa, and for the same cost stayed in a beautiful, clean and spacious condo with everything you could need supplied to make your stay comfortable and easy.
