This was our first stay at the Playa Kin Ha. Our five days were not perfect, but they were relaxing. This is a small hotel with four rooms, including one on the beachfront. The beachfront room, located over the restaurant, has a large comfortable bed, high palapa-style ceiling and balcony overlooking the beach. Our room rate was in line with other beachfront cabanas along the Tulum beach road. My SO thought the room was fine, but she did wish for a shelf or small table next to the bed. I would describe the room as Spartan. Other than the bed, there was only a small dresser with 4 drawers. A small table or chair would have been nice as there was plenty of space in the room. There was a small rustic closet and clothes bar also. The bathroom was serviceable and had a shower wand, but the single towel bar fell apart with the slightest pull. There was hot water but it took some time to get upstairs and the shower water controls were installed backward. The beachfront balcony had a heavy table and a hammock and was great for reading or having a late night drink under the stars. The ocean breezes cooled the room every night. All thing considered, the room was plain but okay for a short stay. The big issue for me were the cucarachas. I applied some bug spray purchased at the Tulum market and that kept them at bay. Just be aware that this room is over the restaurant.
And, speaking of the restaurant, a continental breakfast is included with the room. This consisted of fresh juice, a basket of fresh sliced bread, butter, jam and coffee or tea. A second cup will cost you though. There are other breakfast choices which were fine. The fruit drinks (smoothies) were excellent. Keep in mind that this is a small restaurant (8 tables) with a small menu, where the food is fresh and prepared simply. If you prefer more upscale presentations, try Posada Margherita right next door or maybe Zamas, a 10 minute walk. The signature dishes for this restaurant are grilled. On most nights, a large charcoal-fired grill (parillada) was lit for cooking seafood, meat and chicken. We tried all and were very satisfied.
The staff at Playa Kin Ha was very friendly and helpful. Niko (manager), Christine, Samuel, and the others made our stay most pleasant. After a few days, they seemed like family. We all enjoyed laughing at my attempts at Spanish and they even gave me a little help with the words.
There is a sister hotel called Kin Ha located in the Tulum Pueblo. It is currently being offered for sale. I don't know whether this will have an impact on Playa Kin Ha.

We got married in tulum in may 2006 and spread our friends and family amongst a bunch of places in tulum. kin ha was the standout place for rustic relaxation and we spent most time there. the staff were extremely hospitable and generous - nothing was too difficult for them and our friends spent the bulk of their time in the waters in front of Kin Ha or relaxing in the hamocks or eating/drinking under cover.
No hassle, cheap and if you can get the ocean view room over the bar, you will be soothed by the sea breezes and sound of crashing waves at night.

My wife and I spent four nights at the Playa Kin Ha from Feb 25-28, 2006. There are only four units in this small ocean front complex, but we fortunately got the one suite right on the beach. It comes with a balcony. What a fantastic location overlooking the beach and only about 100 feet from the crashing waves. Only to have been honeymooners again, it was a honeymooners paradise.
The suite was simple but clean. We paid $110 USD per night even though we were quoted $120 USD via emails. With the bar and restaurant below our unit, everything was conveniently close. The food was very good, although a little overpriced compared to other establishments in the area.
Anyone staying in Tulum should understand that luxuries of modern conveniences are not always reliable. For example, even though we had 24-hour electricity, it would occasionally go out. Also, the hot water was hit and miss. Nevertheless, this is a tropical paradise and the periodic absence of these conveniences did not detract from the overwhelming charm and beauty of the place. Our four-day stay was probably the most relaxing, enjoyable vacation spots we have ever stayed in. I would not hesitate to return there again.
My husband and I went here for New Year's and had a wonderful time. The ocean-front suite is actually the room above the restaurant with a king-sized bed and a balcony with a hammock facing the ocean. At first site I thought it would be noisy, but it was perfect. We just heard the wind and the crash of the ocean. Every morning we would wake up with the sun and walk on the beach. By the time we got back, the staff was getting breakfast ready. Lunch and dinner were great. (A couple times we ate next door at a place run by young Italians. Great food, but a little pricey.) On New Year's local families even showed up to get a taste of the great food offerings at Playa Kin-ha. It made for a great night. Would definitely recommend staying here. Some advice: stake out your beach chair early, as the beach can get crowded...not Coney Island crowded...just more people than beach chairs.
