Im sure there are worse places and there are some things about this place that arent terrible, so I cant give it a 1 out of 5, but a 2 out of 5 is the best I can come up with.
It was okay on some levels, but I would not go back. The location was good, the outdoor pool area was nice, the beach was nice, but not as nice as many other beaches on the cape.
The room was sort of depressing; old furnishings, synthetic blankets, and polyester blend sheets. I had my choice of room since it was off season, so I did have a nice deck, overlooking the pool and ocean, facing southwest for afternoon sun. But they had an annoying water fountain in the pool that was very noisy which was kept on until 9 or so, which prohibited me from wanting to sit out there. Might be cool for kids, but no need to keep it on so late, especially [since I was there in mid week] in September, with no kids there.
The indoor pool was cold, and the lights were out at 7, even though they said it was open til 9. I went in anyway and turned on the lights. Still after several laps I was cold, so I went into the jacuzzi to warm up. The jets were aimed up so you couldn't even feel them. The whole indoor wet area felt very low budget, and kind of unkept and dirty.
The bathroom was not nice. Stained foot grips.
The concierge service was actually pretty good.
The restaraunt was closed at this time of year, except for breakfast. The wait service for my 2 breakfasts was good. The food was mediocre at best, and pricey for what it was (reheated frozen bulk stuff in the $8-14 range), though it was included in my room.
To top it off, I caught a cold the 2nd morning I woke up there. I havent had a cold in over 10 years, so I know it was something from the hotel (they should label it a motel, frankly). I showered immediately after my attempts to enjoy the pool, but perhaps in vein. Or perhaps the room was just not well cleaned ( Ive used health club pools/jacuzzis and hotel jacuzzis many times and never gotten sick).
I would not reccomend this place. I would like to say its not awful, but since it literally made me sick, I cant say that. If I didn't make me sick, I might recommend for people who dont care about the room and just need a central place on the beach to hang their hat. Know what to expect: its not nice, but it might do. I supposedly got a discouted rate at about $115/ night including breakfast, but in hind sight, I dont think it was any deal. Ive seen places on the Cape advertised for way less than that this time of year, but who knows if any of them are any better.

September is a great time to travel to Cape Cod. Beaches are quiet, less traffic and weather has warm days with cool nights. Dining, pool and other services at the resort during off-season may have limited hours. Front desk/concierge is available to assist guests when needed. Poolside guest rooms are one of the most requested locations at the resort.
