The guys that run this lovley guest house really know how to make your stay with them a pleasure from greeting you on your arrival to waving you goodbye. Matt & Andy are both friendly & helpful, offering all the advice you need on places to eat, drink & visit.

The rooms as others have stated are very clean & tidy and a pleasure to return to at the end of the day to relax. Breakfasts are great with a good selection of choice each day.

Location is really good for getting to the main town & the Lanes, approx 10 minutes with local restaurants & bars just round the corner to the guest house as well.

My partner & I would definitely stay here again if we return to Brighton.

Thanks Matt & Andy for being fantastic hosts.

Booked this for a 30th anniversary getaway. Matt and Andy very kind and helpful, sat us down on arrival with a cup of tea and gave us excellent suggestions for restaurants, maps and lots of useful info, as well as great breakfasts and well equipped room. And they even gave us a card, champagne and chocs to celebrate our anniversary - thanks!

We could never of expected the welcome we received. The minute we walked through the front door we just knew we had choosen the right place. It was a home from home. The room was perfect with great decor throughout. Matt & Andy effortlessly do everything just right. The complimentary tray of coffee/tea/savouries & chocolates, the dressing gown & slippers are just examples of the finishing touches. The breakfast is second to none. They showed us places of interest on a local map & recommended a range of places to eat. Nothing is too much trouble. We will certainly be back to be spoilt again !!

We stayed here last night. The room was lovely and the service and attention to detail fantastic...they couldn't be nicer. Would recommend without reservation. We were at a wedding and a lot of our friends were moaning about their dodgy British seaside guesthouses...we had no such problem!

One thing it might be useful to know is that it is permit parking outside, which costs £5, which you'll get in majority of Brighton.

I'll definitely recommend to friends and next time I'm staying in Brighton it'll be my first choice.

“Nowhere else in Brighton but the TwentyOne”

I have been a frequent guest at The TwentyOne for the last two years, ever since Andy and Matt took over the establishment. There is absolutely nowhere else that I would stay in Brighton!! Over that period I have had the opportunity to stay in various rooms, all of which have been wonderful - simple elegance, beautiful en suites with an attention to detail that is 5 star in quality. Every time I have returned there has been yet another improvement - the latest was an extended breakfast menu to cater for every taste from vegetarian to the true English breakfast fan. Both Andy and Matt love what they do and it shows, This is a gem of a guest house , on a lovely street just a hop skip and a jump from that wonderful Brighton sea front, and everything else that is famous in Brighton. Andy and Matt will make you so welcome, so what are you waiting for......!!!
