I booked this b&b before reading the reviews on Trip Advisor. I have to say I was a bit taken aback by payment being taken before we got there and when I checked if a refund would be due if I couldn't make it was told "no way" take it or leave it. I decided to take it and then after reading the reviews wondered what I had let myself in for. I shouldn't have worried as it was absolutely fine. It was close to the sea and the cycle path, you could catch a bus to Brighton from right outside the door. The welcome was friendly and the room clean and tidy with an en-suite bathroom which if was a bit old was clean and tidy - all you could want really. We had gone down to Brighton in the van and were a bit concerned about parking but there was tons of parking and we could get the long wheelbase transit in and out easily. Better than having to leave it on the street. The breakfast arrived on time and was coffee, cereal, toast, jams (in little containers but fine) and a yoghurt each and orange juice. My partner and I don't eat a lot for breakfast and there was too much for us. Most hotels and other b&b's in Brighton are more expensive than Windhaven and the traffic in Brighton is horrendous - Rottingdean can be accessed easily off the A27 without having to go into Brighton at all.
I thought it excellent value for money. We were also given a front door key so we were able to come and go as we pleased. In some b&b's I've stayed in you have to make arragements to get back in with the owner and that tends to be tedious. We went out for the evening in Brighton and got back late - parked easily and had a good nights sleep. Perhaps the only downside was that we had a room that faced the back of the building so we couldn't see the sea but that didn't worry us. Would recommend it and would go back!
