I was concerned when booking this by a couple of the reviews here, about cleanliness and the difference between the annexe rooms and the main house rooms.
We (two adults and six month old baby) had a room in the main house which was lovely; it was clean , a good size and nicely furnished.
The bathroom was a disppointment, a bit small and the shower over the bath could do with an upgrade - it wasn't that warm - but apart from that I am struggling to think of any other faults.
The location is good, right in the middle of Ambleside, but on a quiet street.
If you go to Ambleside don't miss having a drink in the Golden Rule, which is a beautiful little back street pub that hasn't changed in decades - and a gorgeous pint of Hartley's XB bitter awaits you.
As for the Old Vicarage, it is a nice place, very welcoming and the pool downstairs is nice too. A nice touch was having a huge collection of films to choose from on video. You can't go wrong booking there.
