Four of us stayed here as a family for a long weekend in the Lake District.

We were made very welcome on arrival and found everything to be friendly and comfortable.

The rooms were clean and warm and were obviously recently refurbished and of a high standard. We had everything we needed to make our stay enjoyable.

Breakfast the following morning was exceptional with a large choice of different options. The service was very friendly and efficient.

Although it is located right on the road, noise from the traffic was not a problem.

It's location is very convenient for good restaurants, pubs and travelling around in the Lake District.

We would not hesitate to recommend Hawksmoor to others.

Stayed at guest house for one night (Saturday 5th April) arrived around lunch time and were greeted by owner, who was very pleasant and inviting. Were shown to room which was lovely, on top floor, comfy bed and trendy decor :). Were given wine glasses etc for our room, nice touch. We left our bags in our room and went off exploring round the Lakes :)
Had a peaceful nights sleep at the hotel, very quiet and considering hotel is just set back from main road, didn't hear any traffic! Breakfast was very yummy the next morning, fresh full english all included in the price. Hotel is only 5 mins walk away from WInderemere and Bowness town centre, so know need for taxis.
Overall was a plesant and relaxing stay, will def be staying again in the future and have already recommended to family and friends. Were only in our 20's so was a lovely romantic weekend :)

“Nice, clean and not expensive...”

We stayed there on the 28th of December for one night and were pleased by almost everything. It was a rainy afternoon and we count ourselves lucky we walked in there...
Lots of positives:
Parking, very clean(looked like we are the first ones into our room), nice breakfast, friendly Phillipa checked us in within minutes, not expensive(70 pounds) and really i cannot comment on something below average.
Coming from Greece(but lived in the UK as we both studied there), knew what to expect spending Christmas in the UK(weatherwise) but all the places we've stayed over were warm and hospitable...

“Birthday Treat”

Booked this through Laterooms and this is the third time I have used that site to stay at different B&B's in Windermere.

This Guest House is set in its own grounds with enough car parking space for 8 cars.

On arrival I found the hotel to be clean and attractive from the outside and this was also the case when we enterred the B&B. I found the owners friendly and polite, although we were quizzed about smoking almost immediately. Both myself and my wife are non-smokers so this wasn't a problem, but there were a lot of notices dotted around to reaffirm the policy of the Hotel.

We were shown to our room, which was clean and well presented, and my only gripe was that the en-suite room didn't have a shower fitted. This was partially due to the bathroom being in the eve of the roof, but a shower could have been installed in place of the bath. That said, the water was hot and plentiful.

I agree that the breakfast was excellent with a varied choice of cereal and then a cooked breakfast of bacon, egg, sausage, mushrooms & tomatoes.

All in all, it was good value at £60 for the room for 1 night. The standard rate being £90, but it works out cheaper via Laterooms.

We only stayed here for one night. It was a little pricey but it looked clean and we were tired after travelling so we took the room. We were told on arrival that this was a non-smoking establishment which we were happy to respect even though we are smokers. However the proprietor ( who reminded me of a strict school mistress) felt the need to insult our intelligence by repeating the "no smoking" policy several times. A simple statement would have suffcied. As a lecturer in education, I am an intelligent person and am quite capable of recognising "no smoking" signs. I did not feel that I needed it reinforcing over and over as if I were a child.

We were asked if we were smokers but before we could reply, we were told "Yes you are, I can smell it on you" accomanied by a very exaaggerated facial expression of disgust. I have much respect for people who are anti smoking but found this extremeley rude. This woman needs to learn some manners!

We assured her that we would not smoke but she did not seem to trust our word and asked for a credit card number as insurance. This was to cover the cost of the cleaning of the bedding, curtains etc if we did smoke. We were told this would cost between £30 and £70 pounds (even though it would cost virtually nothing to put them in the washing machine!?!)

We spent the rest of our stay creeping around the bedroom like naughty school children, not daring to make a noise. We did not sleep a wink in fear that we would be accused of smoking. It may have also something to do with the fact that the bed was terribly uncomfortable. We also had problems closing the window and flushing the toilet but did not dare report these as we feared we would be blamed and my credit card would be charged.

The only positive thing I can say about the place is that the breakfast was good. However we did rush it down as we were desperate to get out of the place!! We have stayed in much nicer accomodation and been made to feel MUCH more welcome for half the price we paid to stay at Hawksmoor. I'm sure you will find much more weloming guset houses in Windermere.

The Hawksmoor guesthouse has been under new management since the 10th September 2007. We heard about a negative review on trip advisor and thought we would respond. We were sorry to read of a customers unhappy trip last year and can promise all future customers that under our management you will never be made to feel unwelcome.
