“Flawed, unfortunately”

Alan, the proprietor, is very welcoming, helpful and always has a smile on his face, a good bloke whom we liked, but I feel he is let down a bit, by some things that can be resolved. But there are other things where it is very difficult to do anything.

Unfortunately the accommodation has some problems. We were in room 4, the attic room, which has steeply sloping ceilings. It is very difficult not to bang your head from time to time. Access to the room is by a very steep, very narrow and potentially hazardous spiral stair (not as quaint as it may sound). Because of the sloping ceiling the wardrobe is only half normal height therefore there is nowhere to hang longer garments. There are no chairs in the room nor a table therefore nowhere to sit comfortably. The room isn't very big. The TV is quite old (no remote control for example) and reception is poor, despite Alan having put in a replacement set top aerial which improved matters to some extent.

The bathroom, despite being described as en-suite, is in fact on the floor beneath down the aforementioned spiral stairs into a public corridor before gaining access to the locked bathroom, which admittedly is reserved for room 4. Not very convenient nor very private.

Breakfast tends to be a bit disorganised. In contrast to Alan's constant smile we never saw the chef smile once. Nor did he ever come back to the table to check whether everything was OK, whether we wanted more toast etc. There was no milk on the table, no marmalade available, sometimes no glasses for juice, sometimes no cereal bowls. And the toast was served on the same plate as the main course so absorbing some of the flavour which rather tainted the toast if you wanted to put jam on it.

The biscuits which were provided in the room were out of date, admittedly by only a few days, and they were replaced when this was pointed out. But in a better run establishment this, and the other matters mentioned, would be attended to without the need to point them out.

On the brighter side it is clean and the bed was comfortable. And it is convenient for the Cathedral Quarter of Lincoln. And it is reasonably priced.

Management Response

(Management representative)

It is naturally disappointing to learn of this negative response particularly since none of these alleged issues were raised during the time that this guest stayed with us.
Subsequent reviews have directly contrasted with the views of this individual and we have recently received a 4 star silver award rating from Visit Britain, Enjoy England and also 4 stars from the AA organisation.
It is obvious that if the allegations made by this guest were typical of the method by which we run our establishment we would never have been in a position to gain these prestigious awards.
We leave it for the reader to form their own opinion based on the balance of reviews which appear on our site.

The B&B is above a very nice looking restaurant. Due to its excellent location (short walk to all of the attractions) it’s a problem trying to find anywhere to park, but once succeeded its very convenient.

The room (in the attic) was small & functionally equipped.

Breakfast was very nice, served in the restaurant.

Overall very good location, very nice looking restaurant, very warm welcome.

( For a very nice simple meal, in nice surroundings, at a bargin price – would recommend ‘Browns Pie Shop’ )

We were recommended by friends to stay at the old bakery whilst holidaying in Lincoln. We found the room quite cosy and comfortable as did the other guests we spoke to at breakfast. The rain curtailed some of our intended activities but as the bakery is close to the castle, the shops and the cathedral we spent more time in that part of town and managed not to get soaked going back and forth. We loved it and will definitely return.

My husband and I had a wonderful time exploring Lincoln for the best part of a week in June this year from this lovely guest house. Our hosts were very helpful and made us feel very welcome. The room we had was a bit smaller to what we're accustomed to but it was nevertheless quite comfortable.
All in all a lovely place to stay.

I stayed with Roma & Phil recently and enjoyed 4 days of great Lincoln hospitality in very comfortable lodgings. They are located very near many of Lincoln's attractions which made it very easy for a tourist like me to economically see all that Lincoln has to offer. Their mammoth breakfast menu certainly sustained me during the day - I would return for the Old Bakery Special Breakfast alone !
All in all, I enjoyed the stay and will be returning.
