Overall above average, but with some limitations:
Opened Autumn 2007, Charlotte House is a beautifully refurbished hospital in the Lawns complex in the hilltop in Lincoln, opposite the West Gate entrance to the Castle/Cathedral. Having booked Room 7 - a twin suite at £99 (no breakfast) on the first floor, we immedately swapped to a standard double (same price) because the single beds have iron bedsteads with resrticted length. ( the second floor Room 12 double has an unrestricted divan bed - and a pleasant outlook).
The rooms have a modern TV (no DVD) and a Philips CD player - so remember to take some CD's. Heating is powerful and easily controlled. Oddly for a UK five star rating, there are no tea/coffee making facilities in the room - in compensation, tea and coffee are provided free by room service anytime on demand, but we found this an invasion of our privacy. Next time we will take our travel kettle.
Although the hotel has no restaurant, there are plenty nearby to suit all tastes and budgets.
Lincoln town is one of the best we have seen, lively, clean, extensively pedestrianised and with a shuttlebus to get around if the hill is too steep. There is a new museum which is child-friendly and worth a visit. If you are going by car, then leave it at the hotel because carparks are limited and expensive.
