I don't know what quantifies the difference between a guest house and a hotel, probably the number of rooms, if that is the case then this place is a hotel, if a mini bar in the corner of public area means that it's a hotel, then it qualifies also.
To me it is a large private house hidden from the main road by a large hedge.
It is a good base for events such as Goodwood, it has private parking and the rooms are comfortable. The breakfast is very good, but if anyone arrives there and expects to get an evening meal then they should know that there is no facility for such on the premisis. I can however recommend a good pub a few miles north of there on the main road,"The Anchor" where they serve excellent food.
We stayed there while attending the Goodwood Festival of Speed and the owner while he made every effort to cater for us with regards to serving breakfast early also knew the Goodwood event was taking place and adjusted his prices upwards accordingly.
The premisis is very clean and the owner is friendly. The rooms are average size and while an effort is made to make you feel at home some of the small touches tend to add to the clutter in the room. There is a large garden at the rear of the building with seating which could be very nice of a summers evening to rest and chat about the day.
But when we booked a hotel we expected more for the £105.00 per night for a double room we were quoted.
We would stay there again but only if we failed in our efforts to gain accomidation elsewhere. From our experience the premisis is basically overpriced, tolerable at the lower normal prices.
