This place is exactly the type of hotel that I always hope to find when I travel. It's got just the right mix of character, value, location, and comfort.

The building is charming and very clean, with large rooms, nice bathrooms, and good beds. John is a great host, and anyone will be comfortable here, whether they want to hang out and talk, sit and read a book, or hide in their room.

The location is good if you don't mind walking about 10 minutes to the central part of town. We easily walked from the train station with all of our stuff and covered a great deal of Edinburgh on foot using Clan Campbell as our base. The hotel is on a very quiet street, which I appreciate.

And the breakfasts are great! I definitely recommend that you try a bite of the black pudding, and there are plenty of other options if you're not feeling a little adventurous.

John doesn't make reservations online, but definitely look up his webpage and send and email. I got a quick reply and had my confirmation with no fuss at all.

Really enjoyed the stay at the hotel. John made us feel very welcome and recommended interesting places to visit. Clean and very large rooms. Very entertaining owner, should be a standup!

My wife and I had a lovely weekend break in Edinburgh, all the better for staying in this great hotel. The owner was more than helpful and made us very welcome. The room we stayed in was clean and very large. The location is perfect and the price for our room and full Scottish breakfast was more than reasonable. We will be telling our friends to stay at this hotel when they visit Edinburgh.

Positives:

Breakfast was good and hearty and included haggis for those of you looking to adventure into that realm. Breakfast room had some personality and felt quite authentically Scottish. Rooms and hallways had beautiful paintings.

Negatives:
Owner did not go out of his way to even bother being welcoming. Was disappointed for this to be my introduction to Scotland. He was miserable and the service was surly.

Rooms could use some TLC. It was clean enough, just musty, with peeling paint in the washrooms, curled up flooring, yucky carpeting (not sure why the Scots use carpet in such a climate???). In any case, we wanted to love our experience but were very very disappointed and would not recommend this hotel. All guests were treated the same when we stayed there, as unwelcome guests. You can find better B&B's in the area for the same price point.
